The contractor must repair cracks, holes, and damaged surfaces; clean and treat mold and mildew; replace damaged or rotten trim, siding, and moldings; and replace loose, damaged, or missing caulking and glazing. Specific finish requirements include: interior wall surfaces with two coats of eggshell/satin finish latex paint; wood trim and doors with two coats of semi-gloss latex paint; metal surfaces with two coats of latex direct-to-metal semi-gloss paint; exterior masonry with two coats of Loxon masonry coating; EFIS finishes with two coats of semi-gloss latex paint; bathroom areas with KILZ 2 primer and two coats of mildew-resistant latex semi-gloss paint; and high bay areas with two coats of high gloss coating. All repaired surfaces require priming with latex KILZ 2 or equivalent. The contractor must remove and reinstall electrical/data switch and receptacle covers, paint over stenciled signage, repaint exposed piping, spray paint electrical panels and expansion joints, and clean all overspray and drips. Approximately one-quarter of work areas will be available at any given time, requiring coordination with the point of contact: Cord Karakascmaber at 989-944-9541.
Flooring repairs require removing existing flooring in sleeping rooms and replacing with LVT flooring, and removing existing flooring in shared spaces and lounges and replacing with Epoxy Resinous Flooring, including stair tread and stairwell surfaces. All flooring surfaces must be free of previous adhesives prior to installation. LVT flooring surfaces must be sealed with Ardex floor sealer or equivalent before installation. All existing flooring transition strips and rubber cove base must be removed and replaced. The contractor must submit manufacturer's product specifications for all materials being used, including approved submittal sheets and two CDs/DVDs marked "Complete Submittal Package" containing all submittals and contract numbers. The hazardous materials note indicates that where lead is present, the intent is only to scrape and encapsulate it; the contractor must submit a hazardous materials plan for all lead work.
