About this file

This is a technical specification document for self-contained vertical unit ventilators for Caledonia Community Schools, specifically for Caledonia and Kettle Lake Elementary Schools under Project No. 20-167.20, dated November 13, 2020. The project specifies the installation of packaged self-contained vertical unit ventilators with detailed requirements for cabinet construction, compressor systems, refrigeration components, coils, fan assemblies, filtration, economizer controls, and microprocessor-based control systems. The specification requires units to comply with ASHRAE 62.1 and ASHRAE/IESNA 90.1-2004 standards and includes optional features such as BACnet compatibility, occupancy sensors, CO2 sensors, wall-mounted digital thermostats, freeze protection, and hot water heating coils. Approved manufacturers are limited to Airedale and Change'Air, and the specification mandates a two-year warranty on all components from the date of first beneficial use.

The specification establishes comprehensive installation, connection, and commissioning requirements, including pre-installation meetings with manufacturer representatives, field quality control testing for leaks and operational performance, and startup service by factory-authorized representatives. The document requires coordination with building controls installers, compliance with Division 23 and Division 26 specifications for piping and electrical connections, and training of the owner's maintenance personnel. The specification does not address pricing, bid amounts, set-asides, funding sources, or contract award timelines, as this document functions as a technical and performance specification rather than a solicitation document with procurement details.

4. Stage Three Mechanical Cooling: 100% capacity compressor, high speed supply fan

5. Hot Water Heating: Low speed supply fan

O. Free Cooling Sequence: If the return air temperature is higher than the occupied set point and if the ambient air temperature is low enough to satisfy the cooling load in the occupied space, the microprocessor controller will signal the fresh air economizer damper. This will automatically modulate between 0-100% and the conditioned space temperature will be maintained by full fresh air or “free cooling”. During free cooling the outdoor fan will operate at reduced speed to match supply air volume.

The free cooling mode of operation leads to much reduced running time for the compressor leading to cost and equipment savings.Options:

1. BACnet Card: The factory Microprocessor Control includes a plug-in card allowing for complete compatibility with an MS/TP BACnet control system.

2. Occupancy Sensor: Include in controls package the ability to accept an external signal from room occupancy sensor to adjust unit operation as follows:

a. If sensor detects movement in the unoccupied mode, the unit shall switch to occupied mode.

b. If sensor detects no movement in the coverage area for an adjustable predetermined amount of time while in occupied mode, the unit shall switch to unoccupied mode.

3. CO2 Sensor: Unit mounted with measuring capability at plus or minus 40 ppm and 3% of reading accuracy.

a. On a rise over an adjustable predetermined setpoint, the controls shall proportionally adjust damper to allow a larger amount of outside air into the room.

4. Wall Mounted Digital Thermostat: Digital thermostat used in conjunction with the Factory Microprocessor Control displays current room temperature, cooling/heating set-point, current time and day, current occupied mode, and the unit’s compressor and fan speeds. The display will also display a remote alarm from the Microprocessor Control. Thermostat allows for occupied temperature set-point adjustment. The allowable set-point adjustment range can be limited by the Microprocessor Control. Thermostat allows for occupied override activation allowing user to select the amount of time the unit is to remain in the override state. Thermostat mounted remote from the unit.

5. Freeze Protection: Freeze protection sensor with manual reset to protect hot water coil by shutting down fan, opening hot water control valve, and closing damper to outside air flow.

6. Disconnect Switch: Power disconnect switch on control panel with off position lock out.
