SCOPE OF WORK – Additional Bay and Office at Fire Station 3
Introduction
The City is seeking proposals for professional architectural and engineering services for the design of an additional apparatus bay and small climate-controlled office at Fire Station 3 located at 1650 Riverside Dr. Rio Rancho, NM 87144. The new bay shall be built in concordance with the west side of the existing apparatus bay.
The new apparatus bay shall be designed to match the architectural character, materials, rooflines, and finishes of the existing station. The bay length, height, door dimensions, and structural capacity shall be suitable for a modern fire apparatus.
This project shall also include the re-stuccoing and reroofing of the existing building to ensure architectural consistency and long-term performance. The limits of the re-stuccoing and reroofing shall be clearly defined and coordinated with the City, but should, at a minimum, be for the existing building as well as the new addition.
Objectives
1. Develop a comprehensive design for the additional bay at Fire Station 3(includes, but not limited to, grading, drainage, utilities, site layout, fencing, sound/noise walls, perimeter landscaping in accordance with the City’s Development Process Manual, zoning ordinances, future expansion plans, as well as the design of a temperature-controlled office within the bay that includes interior layout, required furniture, fixtures, and equipment (FF&E), and all necessary electrical, data, and IT infrastructure for full operational functionality, etc.)
2. Maintains continuous Fire Station operations during construction through appropriate phasing and design considerations.
3. Develop a comprehensive Design Analysis Report with alternatives for the City to select based on a potential Design Charrette or other process that is approved involving necessary stakeholders.
4. Develop plans of the preferred alternate at 30%, 60%, 90%, 100% which includes the Engineer’s/Architect Estimate and bid documents.
