Guidelines for Tenant Construction Plans and Specifications

The following comments are to assist your Engineer/Architect in preparing drawings of proposed work. Compliance with these guidelines, where appropriate, will minimize Authority review time and resulting comments.

1. Provide a "Plot Plan" or "Key Plan" which shows location of the area of construction with respect to existing conditions, (i.e., columns numbers, coordinates, dimensions to existing structures, etc.)

2. Indicate existing structures and facilities in affected and adjacent areas; also indicate all demolition and removals.

3. Information regarding existing conditions may be available from the NFTA. Contact the Engineering Department to review and/or obtain copies of existing drawings.

4. Include on drawings: plans, sections, elevations, and details of proposed work, drawn to scale.

5. Show proposed arrangement of equipment and furniture, which might constitute obstruction of passage to exits.

6. Provide floor plans to include the area beyond the limits of proposed work area necessary to show the entire means of ingress and egress, both during construction and after.

7. Indicate prescribed occupancy count for all areas.

8. Give location and specifications for all fire protection and security equipment, i.e., fire dampers, smoke detectors, sprinklers, fire alarm systems, hose cabinets, extinguishers, etc., both existing and proposed. All items must be of the same manufacture as the existing fire alarm and security systems.

9. Indicate electrical power requirements and routing to proposed source of power. Also indicate size and type of all electrical equipment, i.e., conduit wire, panels, control devices, etc.

10. Provide details (Drawings and Specifications) of all built-in (fixed) equipment.

11. Provide complete specifications for all materials. Materials must be consistent with existing materials where remodeling effort is to occur. All materials must be of at a minimum commercial quality.

12. Show all existing, new, and modified heating and ventilating equipment and systems, including that portion outside the area of proposed work. Define heating and ventilation requirements and submit design computations indicating methods for meeting the requirements. Rebalancing of affected systems is required.

13. The Authority may at its sole discretion, require computations for structural members, including all existing members receiving additional loads.

14. If any submittal requires resubmission, clearly indicate any change from the original submittal on the resubmitted drawing(s).

15. "As-Built" drawings are required to be furnished by the tenant after completion of work.

16. All modifications to existing facilities and new construction must be handicapped accessible as per New York State Uniform Fire Prevention and Building Code and American National Standards Institute (ANSI A117.1), latest edition.

17. Compliance with the provisions of NYS Environmental Quality Review shall be required where applicable.

18. All drawings and specifications must bear the stamp and signature of a Registered

Architect or Professional Engineer licensed in the State of New York in accordance with the provisions of the New York State Education Law. As appropriate upon completion of work, a certification from said Architect/Professional Engineer is required that the work is in accordance with plans and specifications.

19. All design work shall be required to comply with New York State’s Uniform Fire

Prevention Code, Uniform Building Code and the Energy Conservation Construction Code. The Tenant’s design Consultant must provide the designated New York State Permitting Agency with the required copies of the construction documents that are signed and sealed by a New York State register Engineer/Architect.

20. All construction work shall be required to comply with New York State’s Uniform Fire Prevention Code, Uniform Building Code and the Energy Conservation Construction Code. The Tenant’s Contractor shall allow for inspection of all exposed work at any time during construction by the following: Designated New York State Permitting Agency, Insurance Underwriter(s), NFTA Fire Department, NFTA Building Inspector, or other as designated by the NFTA.

21 Prior to the commencement of work, the Tenant is required to have a "Construction Permit" issued by a designated New York State Permitting Agency (NYSPA).
