Please see below our responses in red to the contractor’s questions.
1. Specification 078400 Firestopping is provided but the drawings do not indicate which walls are fire rated. Where is firestopping required?
Boiler Room is fire rated. Provide firestopping sealant for any pipe penetration. Seal all existing openings no longer used.
2. Specification 099123 Interior Painting is provided but the drawings do not indicate where painting is required. Where is interior painting required?
Paint any new work such as new piping openings, sealing existing openings not in use, if located below the ceiling.
3. Specification 230519 Meters and Gauges for HVAC Piping part 3.02 and the points lists on drawing M001 indicate flow meters are required for the chilled and heating water systems but drawing M601 only shows a flow meter on the makeup water pipe. Please confirm where flow meters are required. If the flow meter is required on the makeup water pipe, should this interface with the BAS?
Omit flow meters from the specifications.
4. Specification 230719 HVAC Piping Insulation:
a. Please provide the required thickness for indoor and outdoor HVAC piping.
Indoor chilled water: 1” thick for piping 1” and smaller. 1-1/2” thickness for piping 1- 1/4” to 2” piping. 2” thickness for piping 2-1/2” and larger.
Outdoor chilled water: 2” thickness.
Indoor Hot Water: pre-molded glass-fiber. 1” thick for piping 1” and smaller. 1-1/2” thickness for piping 1-1/4” and larger.
b. Please confirm only the aluminum jacket is required over insulation on outdoor pipe.
Correct
5. Specification 232114 part 2.04 Strainers item C: information is missing for strainers size 2-1/2” to 4”. Please provide this information.
Same specification as for 2”, except flanged ends instead of screwed.
6. Specification 232114 part 2.09 Balancing Valves: balancing valves are not indicated on the drawings. Please indicate where balancing valves are required.
Balancing valves are required in the 3-way chilled water valve by-pass as shown on 2/M502.
7. Drawing MD101 note D5 indicates the utility company is to demolish and replace the regulator with a new gas meter to serve PACC only. This note points the existing gas meter serving both buildings. Confirm the existing gas meter should be removed and pipe joined together at the existing gas meter location and the gas regulator near the PACC building should be replaced with a gas meter per note D8.
No, contractor to coordinate with the utility company. The utility company is to complete all work related to meters and regulators. The existing gas meter serving both buildings is to be demolished by the gas company. The gas company will also set a new meter, with regulator, at each of the separate buildings, the contractor must coordinate this work with the utility company.
8. Please provide the required gas pressure for the new gas meter.
Existing gas pressure is low pressure, 14” WG or lower. There are no gas pressure regulators at the equipment required.
9. Detail 5 on M503 indicates a “tree” in proposed chiller location. Three trees were noted during the site visit. Please confirm all three trees should be removed.
The contractor is responsible for removal of any/all trees required for the installation. Contractor to fill hole left from tree(s) and compact per drawings.
10. During the site visit, it was noted that the new chiller will be placed near or over paved concrete and it was stated concrete shall be cut as required to install the chiller pad per detail 5/M501.
Cutting and removing concrete is not indicated on the drawings. Please indicate the amount of concrete that has to be cut and removed.
Drawings are diagrammatic. Chiller should be installed 36” from the face of the heat pump and should not be over paved concrete.
11. Drawing MD101, plan west side of the chiller/boiler room indicates a set of pumps to be removed and a set of pumps to remain. The pumps that are to remain have 7.5 HP motors and the pumps to be removed have 5 HP motors per the nameplates on the motors. The schedule on drawing M001 for Pumps – Existing to be Reused indicate the chilled water pumps to remain have 5 HP motors – conflicting with the plan drawings. Please indicate which set of pumps are to remain as new VFDs are provided for these pump motors and the buffer tank is located in the area where pumps are removed.
The schedule on M001 is correct. 5 HP pumps shall remain but be relocated to the location currently occupied by the 7.5 HP pumps and buffer tank shall be located where the existing 5 HP pumps are currently installed.
12. Drawing M001 Pump Schedule – Existing to be Reused, Note 2 indicates to “Coordinate with…”.
Please provide the remaining part of this note.
Note #2 on the Pump Schedule states “Contractor to furnish and install new VFD for existing pump to be reused. Coordinate with factory to furnish compatible VFDs.”
13. Drawing M001 note 4 under the Sequence of Operations and the cooling plant points lists indicate a bypass on the chilled water for minimum chiller flow. A bypass is not shown on the piping diagram on drawing M601. As indicated in this note and shown on drawing M601, a 3-way control valve is provided at the AHU served by the chiller and the chilled water system will operate at constant volume. Please confirm a chilled water bypass is not required and the system is to operate as constant volume with the 3-way control valve.
Correct, no by-pass required.
14. Drawing M001: Heating System Points Lists indicates a hot water bypass “valve” command but a bypass is not shown on the piping diagram on drawing M601. Please indicate if hot water bypass is required.
a. Drawing M601 note 10 says the heating water is controlled with a 3-way valve. The only valve shown on drawings for the heating water system is the 2-way valve at the AHU. Is this an existing valve that should be connected to the BAS?
The existing terminal units are provided with 3-way valves, allowing for the minimum flow (GPM) required for the boiler. The AHU HW coil was specified with a 2-way control valve. No By-pass needed.
15. It appears water has been dripping for quite sometime on the heating water pumps and motors that are to remain (plan east side of the chiller/boiler room). The water appears to be from roof leaks as the wall behind these pumps have mold/mildew. Please confirm these pumps are in working order and the water leaks will be mitigated prior to starting these pumps as part of this project.
These pumps are in working order. Leaks from the roof are due to incomplete work from a roofing contract that is under review. No guarantee can be given that the leaks will be repaired prior.
16. In general, numerous roof leaks were noted in the chiller/boiler room and in the Craft room which is designated as contractor equipment and supply lay-down area (a rain storm passed thru the area just prior to visiting these rooms). Please confirm if roof leaks will be mitigated prior to the start of this project.
See item 15 answer…
17. Please confirm the type of roof on the building for sealing the existing to be removed boiler flue and installing the new combustion air/flue thru the roof.
Contractor to field verify. That information was not available during design. (NPS: do you have any information when the roof was replaced and/or the type of roof?)
18. Plan 1 on drawing MD101 shows underground chilled water pipe being removed past the outdoor metal enclosure (dashed red lines) but note D11 states to cap and abandoned in place.
Please confirm pipe underground is not removed.
Confirmed, underground pipe shall be abandoned.
19. Note 15 on M601 indicates new chilled water supply and return and to reuse existing hangers.
There is text behind the second part of this note and note 15 points to makeup water for the chilled and heating water systems on the piping diagram. Please indicate if this note is for the contractor to install new PRVs for the chilled and heating water makeup piping per detail 4/M501.
Note 15 should apply to all domestic water supply, not chilled and heating water. Yes, contractor to install new PRV’s for the chilled and heating water makeup piping per detail 4- M501.
20. Drawing M001: Please provide the remainder of General Note A under the Cooling Plant System points list.
General Note A under the Cooling Plant System points list states “ Controls contractor shall obtain all available points listed above from the chiller network card. Supply additional sensors required to meet the control point requirements listed above only if the points are unavailable from the chiller.
21. Drawing MD101 indicates to remove a piece of equipment on the plan south side of the chiller/boiler room (note D17). During the side visit, it appeared this piece of equipment is a Rheem water heater for domestic hot water with a domestic hot water recirculation loop and pump. Should this be removed or remain existing?
Note D17 is correct for all boiler associated equipment. Existing domestic water heater shall remain.
22. Drawing MD101 note D16 on the plan east side of the chiller/boiler room indicates to remove a piece of equipment associated with the chilled water system. During the site visit, it was noted a piece of equipment is not at this location but there is an air compressor, dryer and tank in the plan southeast corner of this room. Is the contractor to remove this air compressor and all associated components?
Piece of equipment may have been removed since the drawings were produced. Air compressor and all associated components are NOT a part of this scope.
23. Drawing M101 and M601 indicate flow from the chiller goes to the buffer tank, then to the pumps, then to the AHU and then returns to the chiller. Normally, chilled water goes from the chiller to the system (AHU) and the pumps are located on the return side, pumping thru the chiller. Please confirm the system arrangement.
The Water Flow Diagram should be revised as noted to pump through the chiller. Revised diagram is attached.
