About this file

This document is a detailed trip report documenting an HVAC assessment conducted by Christopher M. Goelz for the San Simon Elementary School site on March 10-14, 2025. The report comprehensively details multiple HVAC system deficiencies across seven buildings (Buildings 611-627), including hail damage to rooftop equipment, missing or improperly installed exhaust fans, code violations related to fire dampers, and ventilation system shortcomings. Key observations include missing kitchen make-up air units, disconnected supply registers, fire damper violations, and exhaust fans with missing motors or broken components.

The report provides extensive recommendations for each building, primarily focusing on replacing existing HP Units with single Air Handling Units serving 4 zones, replacing ductboard ductwork with rigid metal ductwork, and replacing ceiling and roof-mounted exhaust fans. Specific compliance issues were noted, including failure to meet ASHRAE 62.1 ventilation code requirements for restrooms, locker rooms, and outside air exchange rates. The overall conclusion emphasizes that updating and upgrading the school's HVAC system will improve comfort, heating and cooling capabilities, and bring the facility into compliance with current ventilation standards.

1. SITE VISIT SUMMARY

This site visit was conducted to observe and assess the condition of the existing HVAC equipment. There have been requests to replace the HVAC equipment.

SUMMARY OF THE PURPOSE AND INTENT

OBSERVATIONS AND FINDINGS:

1) All buildings sustained hail damage to rooftop equipment.

The damage ranges from condenser coil fins to exhaust fan lids.

Some exhaust fans are missing their lids.

2) Building 611 kitchen MAU-1 not installed. ASHRAE 62.1 recommends specific ventilation rates for kitchens, based on occupancy and kitchen size. The MAU system in a kitchen helps replace air that is exhausted through kitchen hoods, maintaining balance and ensuring a sufficient air supply for combustion appliances and comfort.

3) Building 623 Dark Room 111 EF-623.4 duct is temporarily capped with plastic. If this fan is no longer required, remove the exhaust fan, cap the roof curb, and permanently cap the duct below.

4) Building 623 Storage 115 supply register is not connected to

HP-25.

5) Building 623 Detention Classroom 116 supply was added to HP-25. HP-25 was not sized for the additional space.

6) Building 626 Mechanical Room, wires are installed through both transfer grills that have Fire Dampers installed. This is a code violation and needs to be addressed. See, NFPA 80 covers fire dampers as well as combination fire/smoke dampers and NFPA 105 addresses smoke dampers.

7) Building 613 HP-17 has a duct cap that has fallen off, allowing conditioned and heated air to blow into the classroom ceiling.

The duct cap was reinstalled and fixed by Chris Goelz.

8) Building 622 EF-622.1 is missing its motor, motor sheave, and belt. This exhaust fan serves the boys' and girls' locker rooms and is required by code to operate during school hours. ASHRAE 62.1: For locker rooms, the ventilation rate may be based on the number of people or the square footage. The recommended airflow rate typically ranges from 15 to 20 CFM (cubic feet per minute) per person.

9) Building 622 EF-622.2 was found operating, but with a broken belt. The exhaust fan was turned off by the switch located inside the exhaust fan's housing. The belt required to put this fan back in service is a 4L-250.

10) Building 622, existing mechanical room 115. Has abandoned existing HVAC equipment in place, which shall be demoed and removed. This would create space for future HVAC equipment or storage.

OBSERVATIONS AND FINDINGS:
