General Notes

1 D-B contractor to perform all required design, procurement and construction work to convert room 118 in Parker Hall into a lecture hall accomodating 60 students in accordance with the project concept.

Contractor to verify the concept design desired by HINU and prepare the design in accordance with the applicable codes. Contractor to hire a qualified experience Designer of Record (DOR) as licensed engineers or A/E firm to design the project including all desciplines to be altered or added.

2 Construction work to start for the portion of work only after the approval of the design package that allows the construction reasonably to start. No work to be performed or materials to be procured without approval of the design.

3 Design phases and deliverable shall be in accordance with the SOW and BIA School Facilities Design Handbook.

4 D-B Contractor is responsible of verifying existing conditions of the buildings and all systems. The concept drawings represent the general desired requirements by HINU. Contractor to apply the minimum or better industry requirements for a lecture hall construction. The concept drawings do not demonstrate all systems and details of the existing conditions. Its is the Contractor responsibility to visit the site and perform all required verifications to include the existing and new work required in its design at no additional cost to the Government.

5 Contractor to coordinate and obtain all required permits and approval from the concerned authorities prior to perform any site work.

6 Contractor shall review asbestos & lead paint report on work areas from Haskell and shall provide and perform an approved abating plan.

7 D-B Contractor to perforom a code analysis in accordance with NFPA 5000 and apply a code compliant design and construction. Life Safety design to be reviewed by the BIA DSRM in addition to the review performed by the COR.

8 Sheet 501 contains two examples of wall pttern for the accoustic wall panels. Contractor to propose and submit manufacturers available texture and patterns for the COR approval during the design phase.

9 For any long lead items, Contractor preferrably to include the data sheets of the materials based in the design as part of the design package to expedite the approval and procurement process.

Salvage skylight frame and component for reinstallation.

1 Design and construct a new tiered floor to accomodate the required lecture hall seating. levels of flooring shall take in consideration all lecturer hall instances required in accordance with the applicable codes.

2 Infill the wall after removing the door with same materials of the existing wall. The exterior finish for the entrance to be designed to reflect the Indian nations cultural art.

3 Install a new storefront system including double aluminum door meeting the ADA requirements.

4 Design and construct new entrance slab with stairs and ADA ramp.

Design and construct a canopy for the porch with consideration for including Indian Nations cultural art.

5 Proposed new door location. door location is a concept only. contractor to design the best configuration and access location to maintain the required function of the rooms.

6 Infill wall for the removed door. patch and prepair for finish.

7 Proposed new wall to provide access for rooms 115 and 115b. Contractor to verify and design the best configuration for the optimum code compliant configuration.

8 Proposed seating arrangements only to demonstrate the radial seating configuration. Contractor to design the required seating and tables to meet the lecturer hall requirement in accordance with BIA design guides and referenced Codes. The estimated capacity is 60 students and the contractor needs to verify the capacity in accordance with the applicables codes and the hall size. Desired desks and seating are moveable with manufacturer installed data and power outlets with consealed tray.

9 Proposed new partition walls to create the new mechanical room no.114a and enlrage room 114 to be a sotrage room. contractor to design the optimum configuration to chief the intended code compliance and HINU requirements.

10 Proposed new double door for the new mechanical room.

11 Potential room to be converted to a Restroom. Contractor to make the required analysis based on the new occupancy and to verify if anyadditional restrooms required. If required, the contractor may convert room 117 first then if more needed room 116 can be accomodated as well. This shall be part of the contractor;s design verification.

12 Design and install new carpet flooring for the entire hall including the required resilient baseboard and all other accessories required.

13 Design and install new wall finish system for the entire hall suitable for the lecture hall functionality. a consideration shall be given for the accoustical requirements in a lecture hall in accordance with the BIA referenced codes.

14 Design and install new ceiling system for the hall. the required system is accoustical 2'x2' or 2'x4' with flexibility to add boudary sofit system. The ceiling shall meet the accoustical properties requirements for a lecture hall.

15 Design and install new lighting system recessed in the ceiling suitable for a lecture hall function.

16 Design and install new sound system for the lecture hall. sound speakers to be recessed in the ceiling.

17 Design and install HVAC system for the hall. Size and re-oute ducts above the ceiling to accomodate the new occupancy requirements in accordance with the applicable codes. This is including all required instruments, grilles, return air, supply air and all other requirements.

18 Design and construct the required electrical modification to include the required power and data outlets required for the smart lecturer room and all over equipments included. reuse the existing junction boxes, conduits, trays to the maximum extent possible.

19 The mechanical room relocation was made as an assumption that the new hall capacity would need a larger a HVAC unit and may need a larger space to fit in the indoor unit. Contractor to calculate the Air conditioning requirements and make the optimum configuration to accomodate the inside unit as part of the contractor's design. The new outdoor unit location shall be at the nearest location to the new mechanical room location.

20 tor to specify and design the visual presentation system. coordinate power and data outlets locations as required as part of the contractor's design.

21 Proposed location for the new electrical DP. design and install all required conduits and cables from the panel to the loads, feeder from the blg. MDP to the new new DP in accordance with the Contractor's approved design.

22 Proposed new ceiling mounted drop projectior screen. coordinate installation with the projector location.

23 Proposed new smart Podium. Coordinate power and data outlets with the Podium location in accordance with the contractor's approved design.

24 White board proposed location. install Government furnished white board at location approved in accordance with the contractor's approved design.

1 Design and construct new ceiling 2'x2' acoustical panels to include all required hanging frame and finishes and required access to the above systems consealed in the ceiling. Consideration shall be given to the acoustical properties required for the lecture hall function.

2 Proposed new boundary soffit ceiling. to accomodate in majority the new ducts, supply and return grilles in addition to main piping and trays runs.

This is a concept desired arrangement and contractor is free to propose alternate ceiling arrangement suitable for the architectural art, systems consealed and acoustical propertied for a lecture hall.

3 Proposed new 2'x2' recessed LED troffer lighting. The lighting layout is conceptual only. Contractor design shall include the required number and arrangement for the lighting.

4 Contractor shall design and construct new sound system includes ceiling recessed speakers and all required for fully functional sound system suitable for lecture hall function.

5 Proposed location for the new projector. Contractor design shall coordinate the required outlets for the projector location in the ceiling.

6 Proposed new recessed LED dowlights. The lighting layout is conceptual only. Contractor design shall include the required number and arrangement for the lighting.

7 Reinstall salvaged Skylight frame and component. C oordinate installation with the ceiling pattern.

8 Repair and refinish ceiling as required in accordance with the contractor's approved design to fit the new rooms configuration. This is including any ceiling mounted systems affected by the new confiuguration.
