About this file
This is a minimum insurance requirements document for the Broward County Health Department Clinic HVAC and BAS Replacement project, administered by the Broward County Construction Management Division. The project involves the replacement of heating, ventilation, and air conditioning systems at the facility located at 2421 SW 6th Avenue, Fort Lauderdale, Florida, including removal and reinstallation of interior finishes, roof work limited to chiller and exhaust fan replacement, and associated ceiling work for VAV box installation. The scope encompasses labor, materials, equipment, and services necessary to improve the interior working environment on the first and second floors, with roof patching confined to areas directly adjacent to the work.
The insurance requirements mandate comprehensive general liability coverage with minimum limits of $1,000,000 per occurrence and $2,000,000 aggregate, including coverage for premises operations, explosion/collapse/underground hazards, products/completed operations, contractual liability, and independent contractors. Additional required coverages include auto liability with $1,000,000 combined bodily injury and property damage limits, excess liability/umbrella coverage of $2,000,000 per occurrence, workers' compensation at statutory limits, employers' liability of $1,000,000 per accident, and installation floater coverage with all-risk provisions and a maximum deductible of $10,000. Broward County must be named as an additional insured and loss payee where applicable, with the contractor's insurance providing primary coverage and waiver of subrogation in favor of the County. For claims-made policies, coverage must be maintained for at least three years after project completion, with the contractor responsible for all deductibles.
