About this file

This document is a Q&A and Amendment 0003 to Solicitation 1282B124R0054 for the BUILDING 24 DISPATCH REMODEL project. The project consists of remodeling specified areas of Building 24 at the Lolo National Forest Headquarters in Fort Missoula, including the south wing on the upper floor to accommodate Missoula Dispatch, the front desk area, a single private office in the north wing, and minor exterior work such as gutters and installing Linc Pass access control to all exterior doors.

The Q&A section addresses various questions from vendors, including the potential to substitute a Fujitsu HVAC unit, clarification on ceiling work in Office #102, confirmation that this is the first time the project has been bid, allowance for completing base and option item work concurrently, and details on electrical, conduit, and door requirements. Attendee’s List for Site Visit # 2

QUESTIONS AND ANSWERS

Question 32: I was connecting to see if on this project I would be able to substitute a Fujitsu unit in place of the Daiken ductless.

Answer to Question 32: The contractor is responsible for providing proof that the product is compatible for this requirement and may submit a request once the contract has been awarded.

Question 33: Page AFD-101 shows the ACT ceiling being fully removed from new office #102.

On the RCP FD-New print it does not show a new ceiling being installed. I checked the Level 1 lighting plan page #E201 and there is nothing shown in new office #102 on this page as well. I am verifying if there is supposed to be a new ceiling installed in this office.

Answer to Question 33: Since no other work is happening in this space, other than the location of entry, the ACT ceiling will not be removed.

Question 34: Is this the first time this project has been bid?

Answer to Question 34: Yes, this is the first time the project has been advertised.

Question 35: Does the work on the option items need to be phased or can the work be done at the same time?

Answer to Question 35: Work on the base item and option items may be completed at the at the same time as long as the work is shown on the approve schedule.

Question 36: Is the project on public water and sewer?

Answer to Question 36: Yes, the project is on public water. The project is also on public sewer but there is a step station from the septic to the public line.

Question 37: During construction on the 2nd Floor, how will the contractor and subs access the 2nd floor?

Answer to Question 37: The contractor will access the building from the (back) east side of the building for all work. Access to the 2nd floor will be via the exterior stairs.

Question 38: Per the IECC section C405.11.1 it states that at least 50% of receptacles need to be controlled receptacles, we do not see these noted on the plans, is this applicable to this set of plans?

Answer to Question 38: IECC section C405.11.1 is not applicable to the dispatch area (south wing of the 2nd Floor), because of safety concerns.

Question 39: Keynote 3 / E102 calls for concealing conduit and wiring “where possible”. Can you clarify this requirement? There are more than 50 locations where new electrical outlets and devices are installed in existing walls on the 2nd floor. Is the requirement to remove and replace drywall at all of these locations?

Answer to Question 39: On new construction or where drywall is being removed and replaced for other construction already, since drywall is removed it would be concealed. Where there is not drywall being removed or in the case of on the exterior concrete walls where concealment would not be possible without great expense, the expectation would be to go with surface mounted conduit which is then painted.

Question 40: AFD-101 calls out an existing door in room 102. The door schedule calls this out as a new door. Please clarify which is correct.

Answer to Question 40: This is a new door to room 102.

Question 41: I am running into some confusion on the electrical and electronic safety/security work. The plan sheets are not drawn with base bid vs optional bid items noted. There is some confusion over the extent of the base bid work. Is it possible to extend the time for questions to address this?

Answer to Question 41: Major work throughout the building is performed as part of the base bid. Lighting, outlets etc. occurring within each option area as noted on the architectural plans, are to be bid as part of the option item. The due date for questions has not been extended and expired on Thursday, August 15, 2024.
