About this file
This is an Addendum #002 issued by the Division of Facilities Construction and Management (DFCM) of the State of Utah for the Southwest Technical College Kanab Shop Mechanical Upgrade project (#26066270). The addendum modifies the original bidding documents dated August 8, 2025, and consists of four pages plus one drawing. The project involves removing two existing evaporative cooling units and replacing them with two new packaged, ground-mounted rooftop units, along with providing a new exhaust system to bring the shop into compliance with current code requirements. Prequalified mechanical contractors are the only eligible bidders for this Stage II invitation to bid. The addendum addresses critical project questions and clarifications, including confirmation that existing radiant heaters should be removed from the building, new rooftop units (RTUs) must tie into the existing fire alarm system via Mountain Alarm coordination, propane gas service will be provided to the new air handlers, and RTUs must be ground-mounted rather than roof-mounted as originally drawn. Additional clarifications specify that existing wall penetrations and radiant heater vents must be patched by a DFCM-approved roofing contractor, domestic water piping from existing evaporative coolers should be removed and capped, and contractors may reconfigure RTU orientation via Request for Information (RFI) without added cost or change orders.
The construction cost estimate for this project is $114,956.00. The addendum disregards specification section 230900 regarding building management systems, as the existing facility lacks such infrastructure and will instead utilize local thermostats and sensors for equipment control. Approved equal products are specified, including Tempmaster by JCI for rooftop units and BCS/Utah Valley T&B or Prestige for test and balance services. DFCM will be responsible for replacing the fire alarm panel and providing necessary system upgrades, with the contractor responsible only for tying mechanical equipment into the new panel. The addendum includes detailed mechanical specifications and drawings for ground-mounted RTU details, outdoor equipment pad details with concrete foundation requirements, and various ductwork and exhaust fan configurations with specific insulation and weatherproofing requirements.

I. QUESTIONS AND ANSWERS:
a. Does the facility want to keep the existing radiant heaters after they are removed?
1. No. Please remove from building.
b. Will the new RTUs need to tie into the existing fire alarm?
1. Yes, please coordinate with Mountain Alarm for tie-in.
c. What type of gas is serving the building?
1. The existing gas is propane. Please provide new propane kit to serve new air handlers.
d. If the existing wall penetrations are not used will they need to be patched?
1. Yes, plan on coordinating with facilities for their preferred way to patch aluminum siding.
e. Is the roof standing seam?
1. The existing roofing material is SL-16 over 7/16” O.S.B. over 30# felt.
f. Will the existing domestic water serving the existing evaporative coolers be removed?
1. Yes, the intent is to remove the domestic water piping back to the existing main and cap.
g. What manufacture is the FACP?
1. Mountain Alarm.
h. Is the roof under warranty? Is there a specific company we need to work with for patches?
1. The roof is not under warranty. Any roofing contractor on the state’s pre-approved roofing contractor list is acceptable.
i. Do the existing radiant heater vents need to be capped or completely removed and patched?
1. The existing vents need to be removed and the existing penetrations will need to be patched by DFCM approved roofing contractor.
j. Could the RTUs be placed on the roof rather then the ground as drawn?
1. The RTUs will need to be located on the ground.
k. Can you get us the alarm system people so we can get pricing to tie into our units
1. Mountain Alarm is the current alarm company for the facility.
l. The plan shows the duct immediately going through the wall then up inside the tool coral. Can you clarify if that's the way you want the new supply and return ran or if this is to be run on the outside of the building then penetrate the wall to where we will need to insulated the duct up 16' AFF?
1. Contractor may re-configure the orientation of the rooftop units via
RFI and approval of the engineer. This may be done without added cost or change orders to the project.
m. The existing fire alarm panel is in need of replacement. Will the contractor be responsible for replacing the panel?
1. No. SWATC will replace the panel and provide all necessary upgrades to the fire alarm system. Contractor will be required to tie mechanical equipment into new panel.
II. Changes to Drawings:
a. See attached housekeeping pad detail.
III. Changes to Specifications:
a. The existing building does not have a building management system. Please disregard spec section 230900. The new equipment will be controlled by local thermostats and sensors only.
