About this file
This is a specification document for preparation and reroofing work at Lamar Community College in Colorado, specifically for the Repair Roof and Ceiling, Indoor Arena, and Stalls project (Project Number 2024-077M23). The scope of work includes full and partial tear-off of existing metal panel roofing (both standing seam and lapped seam products), removal of flashings and counterflashings, and preparation of the substrate for new roofing installation. The contractor must conduct a preliminary roofing conference before starting work and submit photographs or videotape documenting existing conditions of adjacent construction and site improvements prior to commencing operations. Work must be coordinated with the College to minimize disruption to ongoing operations, with the contractor required to provide at least 72 hours' written notice of activities affecting the Owner's operations. The existing roofing system will remain in a partial state during work, and the contractor is responsible for investigating existing conditions, as provided drawings are for informational purposes only.
The specification includes a $4,000 allowance for removal of existing wet insulation and replacement with new insulation as detailed in Section 012100. The contractor must maintain roof drains in functioning condition, manage debris removal using dust-tight chutes, and implement alternative drainage methods if needed to prevent water infiltration into remaining roofing components. All work must proceed only under weather conditions that prevent water entry into the existing roofing system or building, with the requirement that only as much roofing as can be made watertight in a single day be removed. The contractor must survey exposed substrates for moisture using infrared thermography per ASTM C1153 and electrical capacitance/impedance testing per ASTM D7954/D7954M, with wet or damp materials removed as directed by the Architect. The installer must be approved by the existing roofing system's warrantor, and existing warranties on the current roofing system are not in effect.
