About this file

This is a Schedules and Reports specification document for Lamar Community College's Repair Roof and Ceiling, Indoor Arena, and Stalls project (Project Number 2024-077M23) located in Colorado. The document establishes administrative and procedural requirements for documenting construction progress, including the contractor's construction schedule, submittals schedule, daily construction reports, and field condition reports. The contractor must submit a Critical Path Method (CPM) construction schedule electronically within 14 days of the Notice to Proceed, with activity durations not exceeding seven days unless approved by the Architect. The schedule must account for a mandatory 30 calendar days of anticipated weather-related work-day cancellations between May 3, 2027 and July 20, 2027, tracked as float time. Additionally, the contractor must submit a three-week look-ahead bar chart schedule at each progress meeting, a submittals schedule within ten days of Notice to Proceed, daily construction reports documenting weather conditions and site activities, and field condition reports upon discovery of differing conditions. The project requires coordination with the Owner's preliminary schedule to accommodate continued use of the equine facilities and must include milestones for Substantial Completion and Final Completion.

The specification requires the contractor to prepare detailed documentation of all project activities, including procurement processes for long-lead items exceeding 20 days, submittal review times, and a minimum of 14 days for startup and testing. The contractor bears full responsibility for planning and scheduling the work while adhering to all contract requirements, and no omission from the schedule relieves the contractor from completing all work within applicable completion dates. Weather delays are estimated based on historical seasonal data and treated as float time not subject to extra or change order costs. Reports must include information on roofing work weather-tightness, subcontractor presence, equipment and material deliveries, temperature and weather conditions, accidents, stoppages, delays, and equipment tests. The contractor must update the CPM schedule when it deviates more than 15 days from current activities and distribute all approved and revised schedules to the Architect, Owner, separate contractors, and other relevant parties.

2. Predecessor Activity: An activity that precedes another activity in the network.

3. Successor Activity: An activity that follows another activity in the network.

B. CPM: Critical Path Method, which is a method of planning and scheduling a construction project where activities are arranged based on activity relationships. Network calculations determine when activities can be performed and the critical path of Project.

C. Critical Path: The longest connected chain of interdependent activities through the network schedule that establishes the minimum overall Project duration and contains no float.

D. Float: The measure of leeway in starting and completing an activity.

1. Float time is not for the exclusive use or benefit of either Owner or Contractor, but is a jointly owned, expiring Project resource available to both parties as needed to meet schedule milestones and Contract completion date.
