About this file
This is a Site Access, Staging and Phasing specification document for Lamar Community College in Colorado related to Project Number 2024-077M23, which involves repair of the roof and ceiling, indoor arena, and stalls. The project encompasses the complete removal and replacement of roofing panels and insulation at the facility. The site will not be available for material storage or on-site mobilization until May 3, 2027. Contractors must develop a comprehensive phasing plan that demonstrates how demolition and construction activities will maintain public access around affected project areas and preserve all required building egress during the construction period. The plan must address the extent and perimeter of demolition activities, material and equipment movement, temporary guard and barrier locations, and temporary facilities placement. Roofing demolition may only be scheduled to the extent that reconstruction can occur within the same day to prevent the building from remaining open and vulnerable to environmental and weather conditions.
Key requirements include off-site storage of any materials purchased prior to May 3, 2027, with all associated storage and delivery costs incorporated into the contractor's bid. The site contains a Geo-Thermal Well Field on the southwest side where vehicular traffic is prohibited. All site access locations must be reviewed and approved by the Owner, and the contractor must remain within approved boundaries. The contractor must coordinate with Building Staff regarding access restrictions due to facility events, obtain utility locates prior to cutting into concealed spaces, use disposal chutes or tarps to prevent damage to existing facilities and protect persons below, photograph all storage surfaces prior to work to document existing conditions, and restore all affected surfaces upon project completion. Limited water and electricity will be provided by the Owner. Interior storage access requires Owner coordination and approval during times when the building is unoccupied.
