About this opportunity

Brantley County School System is soliciting qualifications for a Construction Manager at Risk to deliver a classroom addition at Hoboken Elementary School and gymnasium and music additions at Brantley County High School, with sealed statements due December 3, 2021 at 10:00 a.m. and a mandatory orientation meeting on November 17, 2021. Proposers must be Georgia-licensed General Contractors with experience on similar projects within an 80-mile radius of Nahunta with construction costs between $5,000,000 and $10,000,000.

The Hoboken Elementary scope is a 10-classroom addition; the high school scope includes a new gymnasium, band and choral rooms, locker rooms, and related facilities. Work occurs in occupied school buildings with designated construction zones, isolated work areas, and exterior space for material storage and staging. The Owner may elect to add additional projects from ESPLOST funds approved by voters on March 16, 2021.

Compensation follows a cost-plus-fee structure with a Guaranteed Maximum Price under AIA 133-2009, transitioning to AIA 101-2007 stipulated sum basis after GMP finalization. Construction management fees, general conditions, and reimbursables are negotiated project-by-project, with fees established between a minimum of 8.0 percent and maximum of 12.0 percent.

Evaluation criteria are: General Contractor history, ownership, and financial information (15 percent); list of up to 10 similar completed projects with performance evaluations from Owner and Architect (25 percent each); plan to maximize local labor participation and material purchases in Brantley County (10 percent); and bonding company information. The Owner reserves the right to reject any proposals and requires demonstration of bonding capacity and experience. Questions are due November 26, 2021 via email to debiv@johntuten.com. On-site construction is expected to begin Spring 2022 following Georgia Department of Education approval, with substantial completion targeted for Fall 2023. Project documents are available at www.johntuten.com under Project Information for Bidders or through John A. Tuten & Associates, Architects at 912-265-8686.
