About this opportunity
Lamar Community College in Prowers County, Colorado is procuring two separate general contractor bids for the asbestos abatement and repair of two lecture halls (138 and 139) located in the Bowman Building at 2401 South Main Street in Lamar. The project involves remediation and removal of asbestos-containing materials including acoustical ceilings, HVAC ducts, ACM floor tile and mastic, and all seating, followed by installation of new lighting, acoustical ceilings, doors, and miscellaneous repairs. The asbestos remediation and removal scope is expected to take 30 to 45 calendar days from the Notice to Proceed with liquidated damages assessed at $100.00 per consecutive calendar day for incomplete work, while the general construction and repairs must be completed within 180 calendar days of the Notice to Proceed. Bidders must provide a Certificate of single limit combined general liability and property damage insurance in the amount of $1,000,000, proof of Workers Compensation Insurance, and for asbestos work, a copy of an Asbestos Contractors License issued by the Colorado Department of Health EPA division. A mandatory pre-bid walkthrough was scheduled for August 16, 2016 at 11:00 a.m. at the Bowman Building Room 139, with Requests for Information due by August 25, 2016 at 1:00 p.m., and sealed bids due August 30, 2016 at 1:15 p.m. in the Trustees Room 124. Each bid must be accompanied by a bid bond equal to at least 5% of the total bid amount on the State Buildings Programs Bid Bond Form SC-6.14 or as a cashier's or certified check payable to the Treasurer of the State of Colorado.
Preference is given to Colorado resident bidders and Colorado labor in accordance with state law. The bidding documents are available from HGF Architects, Inc. for a $15.00 deposit for CD copies or $100.00 for hard copies, with deposits refundable under specified conditions. The College reserves the right to reject any or all bids, adjust the dollar value of the bid award to stay within appropriated budgets, and determine bidder qualifications independent of lowest bid submission. All final air monitoring failures associated with asbestos abatement will be paid for by the asbestos contractor, and any missed final inspections requiring extended work hours will incur a per diem charge of $150.00. The total combined available funds and estimated probable cost for both scopes is $542,000, with the asbestos remediation and removal component estimated at approximately $180,000 and the general construction repair and remodel base bid estimated at approximately $360,000. Bidders are responsible for site inspection and verification of site conditions at their own expense, and the College identified three known prime/general contractor bidders: Camp & Currell Construction, H&L Development, and Moncor, LLC.
