About this opportunity
The Frisco Bridges Association Board of Directors is soliciting proposals for full-service property management services through Request for Proposals #2603-049, issued March 6, 2026, with proposals due by 5:00 p.m. on March 26, 2026. This procurement is distributed by the City of Frisco but represents a non-city formal solicitation for the Frisco Bridges Association, a Texas non-profit corporation. The scope of services encompasses management of a 526.8677-acre planned development comprising approximately 158 properties located in Collin County and Garland City jurisdictions. Key deliverables and objectives include executing and enforcing association bylaws and covenants; collecting semi-annual assessments at $1,600 per net acre; managing member conflicts and service requests; implementing preventive and emergency maintenance; ensuring compliance with City of Frisco and state codes; submitting quarterly digital property photographs and annual inspections; assisting with capital improvements; managing separate banking accounts; and providing monthly bank statements and detailed quarterly management reports. Qualified respondents must demonstrate commercial property management experience, current knowledge of property management laws and best practices, access to skilled maintenance specialists available 24 hours daily, appropriate fidelity bonds and liability insurance, and demonstrated ability to collaborate with boards and city officials. The initial contract term is two years from the award date with options to renew for additional terms, subject to annual formal performance reviews. Selection criteria include qualifications, experience, responsiveness to the scope of services, references and past performance, and cost proposal. Proposals must be submitted either as hard copies to the City Information Office at 6101 Frisco Square Blvd., Frisco, Texas 75034, or electronically through the Bonfire platform at https://friscotexas.bonfirehub.com.
The RFP does not reference any set-aside designations, disadvantaged enterprise restrictions, or limitations on organizational types eligible to respond, suggesting that all qualified commercial property management firms may submit proposals. No incumbent vendors or current contractors are identified in the procurement documentation. The agreement structure anticipates negotiable final fees, with the Board reserving the right to reject any or all proposals. No specific award value or budget range is listed in the RFP materials; however, the assessment collection mechanism of $1,600 per net acre paid semi-annually across 526.8677 acres provides a baseline indicator of the property portfolio's financial scale. Required proposal submissions must follow specified formats and include an executive summary, firm introduction, sample reports, detailed approach to scope items, program team information, references, and itemized cost proposals broken down by contract year.
