About this opportunity
Texas A&M University System Office of Facilities Planning & Construction, procuring on behalf of the Board of Regents and Texas A&M University, is requesting proposals for a Construction Manager at Risk (CMAR) engagement for the Reynolds Medical Sciences Building Level 2 HVAC Upgrade in College Station, with proposals due August 6, 2026 at 2:00 p.m. CDT.
The scope includes replacing and modifying existing air-handling units to provide 100% outside air, installing a new laboratory exhaust system with rooftop exhaust fans and duct distribution, modifying the thermal distribution system, installing new laboratory controls, and replacing ceiling grids and tiles. Work incorporates vertical exhaust risers routed through mechanical chases extending from Level 2 through Levels 3 and 4 to the roof. The building must remain operational during construction, requiring a detailed phasing plan to minimize disruption to research and instructional activities.
The Planning Amount is $12.7 million, with an Amount Available for Construction Contract of $10,365,753; remaining funds cover CMAR fees, furnishings, other work, miscellaneous expenses, and contingencies. The CMAR services model requires proposers to deliver pre-construction services including constructability guidance, cost estimates, and construction schedules; submit a Guaranteed Maximum Price; and perform complete construction services.
Proposals will be evaluated and ranked on best value criteria. The RFP process follows Texas Education Code 51.782(e) and may include interviews at the Owner's discretion. All RFP documents must be accessed and responded to within eBuilder; addenda will be posted on eBuilder only. Inquiries should be directed to Josh Glaze at (512) 375-0070 or jglaze@tamus.edu.
