The scope encompasses a new RIPTA bus shelter with associated concrete pad, ADA-accessible site routes and sidewalks, parking-lot drainage modifications with HDPE piping, concrete paving with 5,000 PSI compressive strength and broom finish, bollards, landscape grading with ASTM D5268 topsoil, asphalt crack filling and line striping, and interior and exterior building repairs addressing water infiltration. The project manual specifies PROCORE cloud-based construction-management software for all submittals and RFIs; background checks (BCI), state-approved picture identification, and OSHA 10 certification for all workers; a full-time superintendent; daily project updates; and mandatory pre-construction, site mobilization, and monthly progress meetings. Work must occur primarily during first shift with coordination to the college's operational schedule; noisy interior work must occur during off-hours or third shift. The site is fully occupied during construction.
Onsite work commences March 1, 2027, with sitework and building repairs beginning May 24, 2027, substantial completion targeted for August 15, 2027, and final completion by August 28, 2027. The contract term is one year with possible renewal for an additional 12 months based on vendor performance and fund availability. Liquidated damages are assessed at $500 per day for delays beyond substantial completion. The base bid must include allowances of $35,000 for unforeseen concealed work and $5,000 for additional ADA accessibility work. An optional alternate covers replacement of corridor broadloom carpeting. Required insurance includes $1,000,000 general liability per occurrence and aggregate, $100,000 workers' compensation per accident, and $1,000,000 automobile liability per occurrence. A bid surety bond or certified check equal to 5 percent of the cost proposal is required; the successful bidder must provide 100 percent payment and performance bonds.
