About this opportunity
The Town of Breckenridge, located in Sedgwick County, Colorado, is seeking a Construction Management General Contractor (CM/GC) for the Breckenridge Montessori School restoration and expansion project. The procurement is structured as a two-phase contract, with Phase 1 focusing on pre-construction services during design development and construction document phases to establish a Guaranteed Maximum Price, and Phase 2 potentially involving a unit price construction contract. The project involves restoring a historic 1899 building, addressing foundation settlement issues, and potentially expanding to add an additional classroom and apartment. Key deliverables include comprehensive cost estimates, value engineering options, design review, and construction management services. The design team is led by EUA, and the project requires detailed technical expertise in historic building restoration and modern educational facility construction. The RFP was released on February 12, 2025, with a pre-proposal conference scheduled for February 18, 2025, at 1:00 p.m. Proposals are due by March 7, 2025, at 12:00 p.m. MST, with potential interviews in March 2025 and anticipated construction start in August 2025. Evaluation criteria will likely include the contractor's experience, personnel qualifications, fee structure, and local preference.
The RFP does not explicitly mention specific set-aside designations or restrictions for disadvantaged enterprises. The Town reserves the right to select the most qualified proposer and potentially split the award or reject all proposals. While no incumbent vendors are specifically listed, the project requires integration with existing historic infrastructure at 318 North Main Street in Breckenridge. The geotechnical report indicates the site contains medium dense to dense silty sand and gravel with cobbles, which will impact foundation and construction approaches. Financial documentation will only be requested from the awarded contractor and is not required in the initial proposal submission. Although a specific budget range is not disclosed, the project involves significant restoration of a historic building and potential expansion, suggesting a substantial investment. The contract structure allows flexibility, with the Town retaining the option to not proceed with Phase 2 if it is not deemed in the best interest of the municipality.
