About this opportunity
The Department of State, U.S. Embassy Canberra, seeks preventive maintenance and 24/7 alarm monitoring services for its fire alarm systems, with quotations due August 14, 2026. Amendment 19AS2026Q0021-A0001 issued August 7, 2026, clarifies scope and answers vendor questions without extending the deadline.
Place of performance includes two locations in Canberra: the Embassy at 21 Moonah Place, Yarralumla, ACT 2600, and the Warehouse at U18, 1 Pirie Street, Fyshwick, ACT 2609. Services cover seven fire alarm panels, fire sprinkler systems, fire hydrants, hose reels, and kitchen hoods. The scope requires monthly testing and inspection of smoke detectors, heat detectors, pull stations, beam detectors, flow switches, tamper switches, and dry valves; semi-annual battery replacement of fourteen 12V batteries across the seven panels on a fixed schedule regardless of condition; 24/7 monitoring through a certified off-site center with ADT preferred; and instant notification to Embassy personnel via text or automated call. Work is performed between 08:00 AM and 5:00 PM, Monday through Friday, excluding U.S. Government and local holidays. Amendment clarifies that "repair of general defects" refers only to battery replacement; additional corrective repairs require separate cost estimates and Government approval via Purchase Order.
The contract structure is a 12-month base year plus four optional one-year periods. Award will go to the lowest priced, technically acceptable, responsible offeror using firm fixed-price terms without discussions unless necessary. Quotations must include pricing for base and all four option years, current repair labor rates, proof of local business presence or plan to establish office within 30 days of award, and names and qualifications of project manager and supervisor. Insurance requirements include Public Liability Insurance with minimum $10 million AUD coverage for bodily injury and property damage. U.S. firms may submit in U.S. dollars; foreign firms must submit in Australian dollars with GST at 10% excluded from line rates and priced separately. A pre-quotation conference is scheduled July 28, 2026, at 10:00 AM AEST. NAICS 922160, PSC J012.
