B. 664-325 EXPAND RENOVATE RESEARCH LABS
SCOPE OF WORK: This project will renovate part of existing sixth floor south wing of Building 1. Work is identified and located as shown in specifications and drawings provided for this project at Veterans Affairs San Diego Medical Center, 3350 La Jolla Village Drive, San Diego, California 92161. Following is list of items that comprises construction scope.
CONSTRUCTION SUMMARY
Construction requirements for 6 South include:
• Provide all labor, materials, tools and equipment for renovation of part of existing Sixth Floor South Wing of Building 1.
• This project will build over two (2) existing light wells and building out to exterior balcony space capturing approximately 4,000 sq-ft of unusable space on 6th floor south wing.
• Majority of 6th floor south wing will be fully renovated and this will include about 14,520 sq-ft of remodeled space.
• Contractors are required to provide a work plan for the research remodel project 664-325 relating to work that will impact the DOU/ICU located on the floor directly below the project footprint.
This work includes but not limited to jack-hammering on the exterior decks, drilling or core drilling into the slab, demo of drain piping, installation of new drain piping etc. When this type of work is performed above this area, the rooms directly below will need to be vacated due to safety, noise and vibration.
No transiting or work can take place in the interstitial off the catwalks above any occupied area including corridors (see attached drawing 1-5I-A “FIFTH FLOOR INTERSTITIAL ARCHETECTURAL LAYOUT” for catwalk locations in the 5th floor interstitial superimposed over the rooms below). The VA can only commit to having 2 rooms vacated at any one time. Work can take place between 9:00 AM thru 11:00 PM, Saturdays thru Tuesday. Once work is completed over a two room area, staff will need to be informed and time given for them to make the next 2 rooms available for work above.
Additional safety measures such as fireproofed planking, monitors below etc. should be provided. Coordinate all work activities so impact to the 2 rooms below will only occur once during the duration of the project.
01 00 00 -3
• During removal of the fume hoods the Contractor will be responsible for the initial and subsequent swipe testing for hazardous materials in the fume hoods which includes but is not limited to:
o pH o Mercury o 13 Priority Pollutant Metals*
*Ag, As, Be, Cd, Cr, Cu, Hg, Ni, Pb, Sb, Se, Tl, Zn o Semi-Volatile Organic Compounds (SVOCs) o Perchlorates
• Recommended 3 samples per fume hood from the following locations:
1. Countertop
2. "P-trap" or "Drain trap" (if sink exists within fume hood to be replaced)
3. Ductwork for fume hood
• The contractor will also be responsible for all proper cleaning of the fume hoods in order to render the hoods free of hazardous materials and ensure proper disposal. Contractor shall provide a decontamination and disposal plan.
• Demolition includes but is not limited to removal of asbestos containing materials, nonbearing partitions and finishes, concrete toping at exterior walkways, doors and hardware, aluminum storefront system and glazing, mechanical and plumbing systems and fixtures, equipment piping and ductwork, electrical power, lighting fixtures, signal devices, wiring and devices and all other items necessary to complete the construction.
• All ACM and/or Suspected ACM materials within the limits of work are required to be removed.
• Treatment and cleanup for containment of asbestos containing material on structural steel in interstitial areas, metal stud walls, drywall, plaster walls, vinyl floor tile with and without asbestos mastic, acoustical ceiling grid and tile, two hour fire rated solid gypsum board smoke ceilings above acoustical grid, mechanical ductwork, diffusers, controls, fire protection systems, electrical power, Signal and lighting systems as identified by VA or hazardous material consultant.
01 00 00 -4
• All pipe insulation and duct insulation within the limits of the project shall be replaced with new insulation.
• This project will involve creating multiple penetrations and mechanical work on the new roof on the south wing of Building 1 for this project. The new roof currently has a 30 year warranty.
The Contractor will have to coordinate with Johns Manville to obtain all waivers etc. in order to do work on the roof so as not to void the current warranty. Contractor and or Subcontractors used for this feature of work must be a certified installer for Johns Manville roofing systems.
• New work includes but is not limited to duct shafts, exterior insulation and walls, new exterior storefront system, metal stud walls, interior drywall and insulation, glazing, metal door frames and doors, sheet vinyl/linoleum and carpet flooring, acoustical t-grid & drywall ceilings, skylights, finishes and casework, as well as HVAC and return air zone heating/air conditioning, fire protection, normal and emergency power/signal and lighting, electrical, plumbing fixtures & piping, security systems/monitors, and way-finding signage, communications systems, and supporting electrical and data requirements.
• Upgrade will be mostly wet lab space including but not limited to clean rooms, cold rooms, office support space and laboratories such as scientific labs, micro-scientific labs, chemical labs, and cancer research labs to name a few.
• Remodel will improve functional layout of spaces, eliminate underutilized or dead space, increase and improve storage access and capacities.
• Utility systems will be expanded and improved to adequately support newly built out space including storage and various offices and toilets. Project shall include implementation of all infection risk controls.
• Phasing will have to be implemented in order to provide uninterrupted utilities to the occupied half of the 6 South Wing during construction. The exhaust fans will have a lead time after submittal approval. Utility shutdowns such as air, gas, HVAC, lighting, power etc. will need to be coordinated with Research Service at least three weeks in advance first and will need to take place after normal working hours and/or on weekends. Exhaust ducts serving areas outside the scope of work will include two new exhaust fans on roof (EF 1-6.2 & 6.3) to pick up the existing exhaust ductwork.
