SUMMARY

PART 1 GENERAL

1.01 PROJECT

A. Project Name: Repair Hangar & Shops, Bldg. 685.

B. Contracting Officer's Representative: Colleen Dalquist.

C. The Project consists the remodeling of an approximately 36,508 SF existing building.

D. Construction includes: demolition, site work, landscaping, concrete, masonry, steel structure, roofing, interior construction and finishes, fire suppression, mechanical systems and electrical systems.

1.02 CONTRACT DESCRIPTION

A. Contract Type: A single prime contract based on a Stipulated Price.

1.03 DESCRIPTION OF WORK

A. The Project consists of remodeling interior areas of the building, replacing exterior windows, refurbishing hangar door and adding fire suppression and detection system.

B. Scope of demolition and removal work is shown on drawings and specified in Section 02223.

C. Scope of alterations work is shown on drawings.

D. Plumbing: Alter existing and add new construction.

E. HVAC: Alter existing and add new construction.

F. Electrical Power and Lighting: Alter existing and add new construction.

G. Fire Suppression Sprinklers: Replace existing system with new construction

H. Fire Alarm: Alter existing and add new construction.

I. Communications: Alter existing and add new construction.

1.04 WORK BY OWNER

A. The Government will remove any known existing hazardous material prior to contractor mobilization and arrange for the removal of any additional hazardous material uncovered during contractor demolition/construction.

B. Items noted GFGI (Government Furnished Government Installed) will be supplied and installed by MNANG before Substantial Completion. Refer to the Equipment noted as GFGI on Plan Sheets.

C. Cable TV, telephone, data wiring and connections.

1.05 OWNER OCCUPANCY

A. Government intends to vacate the Facility prior to the start of construction period.

B. Government intends to occupy the Project upon Final Completion.

C. Cooperate with Contracting Officer's Representative to minimize conflict and to facilitate Contracting Officer's Representative operations.

1.06 CONTRACTOR USE OF SITE AND PREMISES

1.03 COSTS INCLUDED

A. Unit Prices included on the Bid Form shall include full compensation for all required labor, products, tools, equipment, plant, transportation, services and incidentals; erection, application or installation of an item of the Work; overhead and profit.

1.04 UNIT QUANTITIES SPECIFIED

A. Quantities indicated in the Bid Form are for bidding and contract purposes only. Quantities and measurements of actual Work will determine the payment amount.

1.05 MEASUREMENT OF QUANTITIES

A. Mark areas selected. Take all measurements and compute quantities. Measurements and quantities will be verified by Contracting Officer's Representative.

B. Measurement by Volume: Measured by cubic dimension using mean length, width and height or thickness.

1.06 PAYMENT

A. Payment for Work governed by unit prices will be made on the basis of the actual measurements and quantities of Work that is incorporated in or made necessary by the Work and accepted by the Contracting Officer, multiplied by the unit price.

B. Payment will not be made for any of the following:

1. Products wasted or disposed of in a manner that is not acceptable.

2. Products determined as unacceptable before or after placement.

3. Products not completely unloaded from the transporting vehicle.

1. Review minutes of previous meetings.

2. Review of Work progress.

3. Field observations, problems, and decisions.

4. Identification of problems that impede, or will impede, planned progress.

5. Review of submittals schedule and status of submittals.

6. Maintenance of progress schedule.

7. Corrective measures to regain projected schedules.

8. Planned progress during succeeding work period.

9. Maintenance of quality and work standards.

10. Effect of proposed changes on progress schedule and coordination.

11. Other business relating to Work.

3.03 CONSTRUCTION PROGRESS SCHEDULE

A. Within 10 days after date of the Agreement, submit preliminary schedule defining planned operations for the first 60 days of Work, with a general outline for remainder of Work.

1. Schedule to be Contractor prepared and Contractor maintained Critical Path Method (CPM)

Construction Schedule using arrow diagramming method.

B. If preliminary schedule requires revision after review, submit revised schedule within 10 days.

C. Within 20 days after review of preliminary schedule, submit draft of proposed complete schedule for review.

1. Include written certification that major Subcontractors have reviewed and accepted proposed schedule.

D. Submit updated schedule with each Application for Payment.

1. CPM may be used in lieu of AF Form 3064, Construction Progress Schedule, if approved by Contracting Officer with mechanism in place to validate percentage of completion for

C. A Consolidated List of Submittals is attached to this Document Section.

1. The attached Consolidated List of Submittals is a only a summary of the requirements included within Division 2 through Division 16.

2. In any instance where there is variance between the Consolidated List of Submittals and the requirements contained in Division 2 through Division 16, the requirements contained in the individual specification sections prevail.

3. Division 1 requirements may be superceded by Federal Contracting Requirements.

D. Apply Contractor's stamp, signed or initialed certifying that review, approval, verification of Products required, field dimensions, adjacent construction Work, and coordination of information is in accordance with the requirements of the Work and Contract Documents.

E. Deliver submittals to Contracting Officer at business address.

F. Schedule submittals to expedite the Project, and coordinate submission of related items.

G. For each submittal for review, allow 15 days excluding delivery time to and from the Contractor.

H. Identify variations from Contract Documents and Product or system limitations that may be detrimental to successful performance of the completed Work.

I. Provide space for Contractor and Contracting Officer review stamps.

J. When revised for resubmission, identify all changes made since previous submission.
