TYPICAL NAILING SCHEDULE STRUCTURAL OBSERVATION NOTES

The Structural Engineer, or another Engineer or Architect designated by the Structural Engineer, will perform periodic Structural Observations of construction in accordance with CBC Section 1702.1 [For BSC], designated as the "Structural Observer."

The Owner or Owner's representative and the Contractor shall coordinate a pre-construction meeting between the Structural Engineer, Structural Observer (if different than the Structural Engineer), Contractor, affected subcontractor(s) and inspector(s), to identify major structural elements and to review scheduling of the required observations. Notes from the meeting shall be included in the Structural Observation Report submitted to the Contracting Officer's Representative.

Observed deficiencies shall be reported in writing to the Owner or Owner's representative, inspector(s), contractor and the Contracting Officer's Representative.

The Structural Observer shall submit to the building official a written statement at significant construction stages stating that the site visits have been made and identifying any reported deficiencies which, to the best of the Structural Observer's knowledge, have not been resolved. A final report by the Structural Observer which states that all observed deficiencies have been resolved is required before acceptance of the work by the Owner or Owner's representative and the Contracting Officer's Representative.

"Structural Observation" means the visual observation of the structural system, for general conformance to the approved plans and specifications. Structural observation does not include or waive the responsibility for the inspections required by the code.

Additionally, Structural observation does not waive the responsibility of the contractor to conform to all the requirements of the approved plans and specifications.

The Contractor shall coordinate the scheduling of site visits to be made by the Structural Observer. Requests for structural observations should be made no less than two business days prior to the desired time, preferably one week prior. The Structual Observer shall make a good faith effort to accommodate the Contractor's request, however consideration must be given for office scheduling. Typical Structural Observation Reports shall be submitted one to seven days following structural observations, however if significant corrections or supplemental details or drawings are required, then report submittal may be delayed.

Structural Observation shall consist of site visits at various stages of construction.

Depending upon sequencing of the construction throughout the project, more than one structural obseration may be required for each 'stage' in order to adequately observe the work throughout the project. Stages of construction requiring structural observation, at a minimum, are as follows (but not necessarily in this order):

Structural Component Framing:

Observe framing members (e.g. eave rafters and blocking) and connections, prior to covering.

Lateral System Framing:

Observe framing, blocking, connections, sheathing and nailing, prior to covering.

Completion of the Structural System:

Observe completion of the structural system, after all deficiencies have been corrected, prior to covering.

THE FOLLOWING NOTES APPLY UNLESS NOTED OTHERWISE ON THE PLANS:

No deviations are allowed from the structural details without the written approval of the Structural Engineer. Approval by Contracting Officer's Representative, Building Inpsector, Special Inspector, or any other party does not constitute authority to deviate from plans or specifications. All plan changes or addenda are subject to approval of the Contracting Officer's Representative. The processing of changes, assembly of permit documents, and acquisition of permits is the responsibility of the contractor.

3. Construction and materials shall comply with and be installed in accordance with the requirements of all legally constituted public authorities having jurisdiction, including all county and local ordinances, the State Industrial Accident Commission, and OSHA. Receive all required approvals prior to commencement of construction.

4. The contractor shall be responsible for all shoring and providing bracing during construction and/or erection to support all loads to which the structure may be subjected.

5. The Structural Engineer (Taylor & Syfan Consulting Engineers, Inc. (also "Taylor & Syfan")) will not be responsible for and will not have control or charge of construction means, methods, techniques, sequences or procedures, or for safety precautions and programs in connection with the construction delineated by these plans. It should be understood that the contractor or his/her agent(s) shall supervise and direct all work and shall be solely and completely responsible for all construction means, methods, techniques, sequences, procedures and conditions on the job site, including safety of all persons and property during the entire period of construction. Periodic observations by the Structural Engineer or representatives thereof are not intended to include verfication of conditions or review of the adequacy of the contractor's safety measures on or near the construction site. Shoring shall be per OSHA and the California Code of Regulations; design and inspection of shoring is by others.

6. Substitutions of specified products (such as Simpson Strong-Tie) for equivalent products are not recommended. Substitutions shall be considered, provided that the contractor follows these steps prior to any substitutions being made: (a) Contractor shall provide Taylor & Syfan with satisfactory evidence of product equivalence; (b) If satisfactory, Taylor & Syfan shall revise plans and reprint at the contractors expense; and (c) Contractor shall resubmit plans to the Contracting Officer's Representative for approval.

7. See the notes and specifications of the Architect, Mechanical Engineer, Electrical Engineer and Civil Engineer for additional requirements. Conform to recommendations of the Soils/Geotechnical Report.

Live Loads Posted: per CBC1607.3.5, the live loads for which each floor or portion thereof of a commercial or industrial building is or has been designed shall have such design live loads conspicuously posted by the owner in that part of each story in which they apply, using durable metal signs, and it shall be unlawful to remove or deface such notices. The occupant of the buidling shall be responsible for keeping the actual load below the allowable limits. The contractor shall inform the owner of the requirements and post the live loads under the owner's direction, unless instructed otherwise by the owner.

8. Non-structural issues shall be evalutated & designed by the appropriate professionals (i.e. "by others").

These issues include but are not limited to: access & exiting requrements, fire suppression, fire separations, acoustics, lighting, electrical, mechanical, plumbing, ventilation, emergency systems, waterproofing, grading, drainage, pest remediation, environmental hazards (e.g. mold, fungus, asbestos, etc.), and finishes.

THE DRAWINGS HEREIN ARE FOR BUILDING 55, JFTB, LOS ALAMITOS, CALIFORNIA.17.

The Documents (including drawings, calculations, specifications, data and reports) provided by Taylor & Syfan are instruments of professional service. The use of the Documents shall be restricted to the original site for which they were prepared and publication thereof is expressly limited to such use. Taylor & Syfan shall not be held responsible for modifications made to the Documents, or any products derived from them, without prior written approval by Taylor & Syfan.

11. Where special inspection is required, the Special Inspector is to obtain clearance from the Contracting Officer's Representative prior to any work commencement. Copies of the inspection report(s) shall be furnished in accordance with CBC Section 1701.3, including a copy to the Structural Engineer. The contractor is responsible for scheduling, coordination, and expenses involved in any and all inspections.

10. The specifications and notes on this sheet shall apply to and be in effect for all parts of the project, unless specifically noted otherwise.

12. In addition to the shop drawings and submittals required per the Structural Specifications, the Contractor shall provide product and material submittals for all hardware, lumber, steel, anchors, and other elements being used, to the Structural Engineer and the Project Manager for approval prior to construction of the elements in question.

The contractor is responsible for initiating a resolution to any conflicts within or between drawings and specifications by issuing an RFI. The most restrictive and most costly will apply unless otherwise stated in response to an RFI.

1. Use of "Contracting Officer's Representative," or similar, in the General Notes, Specifications and Plans refers to the government building enforcement agency (or "regulatory agency" or "building department" or "building enforcement agency") with jurisdiction over design and construction of this project.

Do not scale drawings. Use written dimensions. Refer to the Architectural plans for dimensional layout.

The contractor shall verify all dimensions and conditions in the field (at the site) and report any discrepancies to the Architect and Structural Engineer before proceeding with the work. All existing conditions have not been determined or verified. Existing framing members and/or connections may be damaged in some areas. The contractor shall inspect and evaluate all framing, connections, and conditions prior to construction. The type of damage and/or extent of damage may vary from location to location. Subsequent to the contractor's inspection and evaluation of the existing conditions, the contractor shall meet with the Owner or Owner's representative to discuss the conditions.

All construction projects require inspection and maintenance following completion. Operation, inspection, and maintenance are the sole responsibility of the Owner. Taylor & Syfan shall have no responsibility for any failures by the Owner or others to properly operate, inspect, or maintain the project shown in these plans.
