Q1. Building 605, Combustion air piping is in the way of removal and reinstallation of the AHU Can the boiler be off while work is being completed with AHU?

A1. The contractor shall temporarily reroute combustion air piping as necessary to prevent downtime of the boiler system.

Q2. Building 608, Does the new refrigerant piping need to be feed underground similar to the existing?

A2. In lieu of a pipe rack as specified on the documents. The existing piping and PVC conduit shall be removed.

New piping shall be routed through a trench in the sidewalk with removable cover for access.

Q3. Building 635, Note 3, do new controls at the existing VAV boxes include providing new control valves?

A3.Yes, the VAV boxes are to be piped per the updated reheat coil piping detail.

Q4. Building 636 Sheet M1-05 does not show any pipe or duct sizes, please provide?

A4.Drawing has been updated and issued for clarification.

Q5. Building 636, How is the existing refrigerant piping serving the BCU routed to the condensing unit?

A5.This has been updated on the drawings and has been reissued for clarity.

Q6. Building 649, is the intent to have the new refrigerant pipes run up exposed on the outside of the building into the soffit and then into the ceiling space?

A6.Yes

Q7. Building 651, There are currently trees all around the existing RTU, Do we need to include costs to remove the trees to make room for the new RTU?

A7.The trees shall be relocated south of the sidewalk as part of the contract.

Q8. Building 652, Note 3, do new controls at the existing VAV boxes include providing new control valves?

A8. Yes, the VAV boxes are to be piped per the updated reheat coil piping detail.

Q9. Building 2500 How is the existing refrigerant pipes routed from the AHU to the condensing unit

A9.M0-09, M0-10, M1-09, and M1-10 have all been reissued for clarification.

Q10. All locations, Pressure testing the existing duct systems is quite extensive and will require the HVAC system to be down for an extended period of time, all existing opening will need to be capped off, VAV boxes will need to be capped off, Air handlers capped off etc. then pressure test and if you have a leak how do you find the leak, all the existing insulation will need to be removed. This could be a very expensive process. I would recommend that this requirement be deleted from the project. If not, and someone knows where there are leeks, maybe we include a pre-determined allowance to cover those types of repairs.

A10. Duct pressure testing has been removed from the project by previous clarification.

Q11. Would the guard consider a requirement to include an allowance for pressure testing and duct cleaning if the duct cleaning and pressure testing are required? Without complete drawings of the HVAC system in each building the pricing will be hard to determine.

A11. Duct pressure testing has been removed from the scope of the project, however duct cleaning is still required and shall be bid as described in the contract

Q12. Can more specific information be provided for pressure testing for section 230593 Paragraph 3.15

A12. Duct pressure testing has been removed from the scope of work per a previous clarification.

Q13. Are the control valves at VAV boxes that are being converted to the new Johnson Controls system to be replaced as part of the system upgrade.

A13. Yes, the VAV boxes are to be piped per the updated reheat coil piping detail.

Q14. Bldg 2500, Sheet M1-10, Existing ductwork in the truck bay was painted at one time – though the paint is peeling off. Are any new duct fittings that are required to connect the existing duct to the new AHU to be painted?

A14. No the new ductwork shall not be painted.

Q15. Bldg 636, Sheet M-105, Existing AHU to be replaced in the mezzanine is set on steel rails. Is the new AHU to be mounted on these existing steel rails or should AHU be set on floor?

A15.It is expected that the new unit will be mounted on new steel rails.

Q16. Bldg 651, Sheet E-106, Note D6 references a new 225A feeder in new 2” conduit with 3-#4/0 + #4 ground to existing distribution panel MDA. Location of existing distribution panel MDA is not identified on the plans, and we were not able to locate during the site visit today. Please identify where Distribution Panel MDA is located, and advise manufacturer and model of breaker to be provided in existing panel to maintain short circuit rating of Distribution Panel MDA.

A16. Drawing E1-06 has been updated to show the location of Panel MDA.

Q17. Can housekeeping pads stay, if they match the size of new equipment?

A17. New housekeeping pads shall be provided as specified in the plans. The only exception is that the condensing unit on the 2500 may be placed on the existing pad.

Q18. Bldg 635, what type of roof? This needs to be known to patch.

A18. EPDM, adhered.

Q19. Bldg 652, calls out demo housekeeping pad , but not installing new pad?

A19. Keynote 1 on M1-08 does require a new housekeeping pad.

Q20. During walk-thru #1, noticed electrical disconnects, fan motor starters and equipment not meeting electrical codes. Requesting clarification on how far do we need to go to meet electrical code’s. Will need Design engineers to ID and clarify all work and new locations.

A20. General Note ‘H’ was added to E0-00 to indicate that any electrical items not meeting code shall be relocated to provide necessary clearance.

Q21. Is there a LEED requirement associated with this project?

A21.No.

Q22. At buildings 605 & 608 - note 7, can we place a new MAPES panel (or equal) on the inside portion of the louver in lieu of removing the louver and patching the opening?

A22. Per a previous clarification at the contractor’s option louvers noted to be removed and wall patches may be capped off instead. Additionally, insulation behind the cap shall be a minimum of R-13.

Q23. There are notes on each building indicating that the existing housekeeping pads need to be removed and replaced with new. Would it be acceptable to extend the existing pads to accommodate the new units where it is possible?

A23. New housekeeping pads shall be provided as specified in the plans. The only exception is that the condensing unit on the 2500 may be placed on the existing pad.

Q24. Will we be responsible to remove and reinstall existing fire sprinkler heads in order to remove and install new mechanical units in building 635?

A24. Any existing conditions found that interfere with removal of existing equipment or installation of new equipment are the responsibility of the contractor to remove and reinstall.

Q25. As a general note, are there any existing roof warranties that are in place on roofs requiring patching on this contract?

A25. There are no existing roof warranties on buildings where the roof is affected by construction work.

Q26. At building 649, will new concrete pads be required under the new mechanical units? If so, are they to be poured on top of the existing sidewalk?

A26. Yes new pads shall be installed on top of existing concrete sidewalk.

Q27. At building 2500, is it necessary to remove & replace this pad as it appears to be part of a larger pad with other equipment on it?

A27. The housekeeping pad for the condensing unit may remain and be reused.

Q28. At building 2500 on the 2nd floor, can we remove and replace the existing metal handrail so that mechanical units can be demolished and a new one installed?

A28. Any existing conditions found that interfere with removal of existing equipment or installation of new equipment are the responsibility of the contractor to remove and reinstall.
