Preventative Maintenance Schedule-Maverick & EASL

1.0 MAVERICK & EASL CLEAN ROOMs:

1.0.1 The workload requiring a clean room/ ISO complaint space has been suspended and the room repurposed for another workload. Although the clean room certification requirement no longer exists, TYAD desires to retain reversionary capability.

1.0.2 The modular clean room structures in Building 1B bay 2 Maverick, and the 1A EASL as well as associated gowning/airlock/vestibule rooms are NOT currently used as certified clean rooms. Therefore annual room certification for ISO compliance is not required nor is routine maintenance on the associated ancillary/ anti-room vestibule air lock and similar preventative maintenance measures on the room itself.

1.0.3 However, TYAD MAY BE REQUIRED TO PLACE THESE ROOMS BACK INTO SERVICE and reserves the ability to perform emergency repairs and/or preventative maintenance and certification within the scope of this contract. ONLY TO BE PERFORMED UPON REQUEST BY COR AND UNDER UNSCHEDULED/ EMERGENCY SERVICES

1.0.4 If requested the HVAC unit preventative maintenance shall be performed at TYAD per the preventative maintenance requirements below. Each area served by a dedicated HVAC system serving the space.

1.0.4.1 1B2-Maverick Liebert CRAC unit

1.0.4.2 1A-EASL chilled water air handler and steam humidification.

1.1 HVAC PREVENTATIVE MAINTENANCE

1.1.1 Building 1B2: The space is served by a dedicated floor mounted Computer Room Air Conditioning (CRAC) unit with supply air ductwork to the room’s ceiling plenum.

1.1.2 Building 1A: The space is served by an air handling system located on the roof of the indoor modular structure. The system supplies conditioning supply air ductwork to the room’s ceiling plenum.

1.1.3 Low returns and chase walls are incorporated into the system/structure.

1.1.3.1 Return air is through the space mounted unit integral stamped return grille with prefilters. Visually inspect condition of pre-filters with respect to collection loading and physical damage. Any which appear to be deficient or not anticipated to be viable for an additional three months shall be reported to the COR and documented per PWS.

1.1.4 QUATERLY:

1.1.4.1 Perform the following items on the HVAC unit checklist:

1.1.4.1.1 Check that filters are clean and in place,

1.1.4.1.2 Check that condensate drain is open, repair as necessary. Clean humidifier drain pan.

1.1.4.1.3 Check and verify operation of the humidifier.

1.1.4.1.4 Clean inside of unit as necessary.

1.1.4.1.5 Check that the blower bearing/shaft assembly turns freely. Fix, lubricate, repair, and adjust as necessary.

1.1.4.1.6 Check unit for conformance to temperature and humidity set points.

1.1.4.1.7 Check the system for signs of refrigerant leaks.

1.1.4.1.8 Check the system for proper operation. Ensure proper heater operation.

1.1.4.1.9 Check electrical components and ensure correct amp draws and secure connections.

1.1.4.1.10 Measure and record temperature and humidity and verify that these readings are within the specifications (70oF +/- 2oF; 50% relative humidity). Compare field readings against any permanent displays and gauges, note any discrepancies requiring calibration. These readings and findings shall be part of the written report.

1.1.5 SEMI-ANNUAL:

1.1.5.1 Perform the following additional items on the HVAC unit checklist:ONLY TO BE PERFORMED UPON REQUEST BY COR AND UNDER UNSCHEDULED/ EMERGENCY SERVICES

1.1.5.1.1 Complete all items listed on the quarterly checklist and include on report.

1.1.5.1.2 Check electrical components for loose wire connections.

1.1.5.1.3 Check fan(s) and drive components.

1.1.5.1.4 Measure and record temperature and humidity and verify that these readings are within the specifications (70oF +/- 2oF; 50% relative humidity). Compare field readings against any permanent displays and gauges, note any discrepancies requiring calibration. These readings and findings shall be part of the written report.

1.1.6 ANNUAL:

1.1.6.1 Replace filters and perform the following additional items of the HVAC unit checklist:

1.1.6.1.1 Perform all items listed on the quarterly and semi-annual checklist.

1.1.6.1.2 Thoroughly check the system and clean unit interior.

1.1.6.1.3 Clean the cooling coil thoroughly.

1.1.6.1.4 Clean rooftop condenser coils.

1.1.6.1.5 Service humidifier and de-scale humidifier pan. Clean drain pan and drain tubing/piping.

1.1.6.1.6 Measure and record temperature and humidity and verify that these readings are within the specifications (70oF +/- 2oF; 50% relative humidity). Compare field readings against any permanent displays and gauges, note any discrepancies requiring calibration. These readings and findings shall be part of the written report.

2.0 DOCUMENTATION: See Performance Work Statement (PWS) for documentation and reporting requirements.
