Preventative Maintenance Schedule- Altimeters Gyros

1.0 ALTIMETERS/GYROS BRANCH “Clean Zone” & “Rotor Room”:

1.0.1 QUARTERLY:

1.0.1.1 The “Rotor Room” space is served by a ceiling mounted HVAC unit to supplement the space already served by central air handling system. The central air handling system is NOT INCLUDED in the scope of this contract. Subsequently, replacement of Central Air Handling Unit (AHU) filters is NOT in the scope of this contract. However to assure that the central air AHU filters are being properly maintained, Contractor shall measure, identify and document pre and post filter static pressure and report values along with differential per PWS section describing reporting and documentation requirements. Although not part of the routine maintenance, if replacement of central filers is required it may be addressed through the emergency portion of the contract.

1.0.1.2 For the ceiling-mounted rotor room HVAC unit the return air is pre-filtered at the ceiling mounted unit integral stamped return grille and also in the unit prior to the coil. Visually inspect condition of pre-filters with respect to collection loading and physical damage. Any which appear to be deficient or not anticipated to be viable for an additional three months shall be reported to the COR and documented per PWS.

1.0.1.3 Perform the following items on the HVAC unit checklist:

1.0.1.3.1 Check that filters are clean and in place,

1.0.1.3.2 Check that condensate drain is open, repair as necessary. Clean humidifier drain pan.

1.0.1.3.3 Check and verify operation of the humidifier.

1.0.1.3.4 Clean inside of unit as necessary.

1.0.1.3.5 Check that the blower bearing/shaft assembly turns freely. Fix, lubricate, repair, and adjust as necessary.

1.0.1.3.6 Check unit for conformance to temperature and humidity set points.

1.0.1.3.7 Check the system for signs of refrigerant leaks.

1.0.1.3.8 Check the system for proper operation. Ensure proper heater operation.

1.0.1.3.9 Check electrical components and ensure correct amp draws and secure connections.

1.0.1.4 Clean Benches/Lab Hoods (self-contained): Check operation of all clean bench units. Verify that they are operating to the manufactures specifications and that the benches meet ISO Class 5 standards. Test procedures are to be performed in accordance with manufacturer’s specifications. Document and record in quarterly reports.

1.0.1.5 Measure and record temperature and humidity and verify that these readings are within the specifications (70oF +/- 2oF; 50% relative humidity). Compare field readings against any permanent displays and gauges, note any discrepancies requiring calibration. These readings and findings shall be part of the written report.

1.0.2 SEMI-ANNUAL:

1.0.2.1 Clean Benches/Lab Hoods (self-contained): Check operation of all clean bench units. Verify that they are operating to the manufactures specifications and that the benches meet ISO Class 5 standards. Test procedures are to be performed in accordance with manufacturer’s specifications. Document and record in quarterly reports.

1.0.2.2 HVAC: Perform the following items on the HVAC unit checklist:

1.0.2.2.1 Complete all items listed on the quarterly checklist and include on report.

1.0.2.2.2 Check electrical components for loose wire connections.

1.0.2.2.3 Check fan(s) and drive components.

1.0.2.2.4 Measure and record temperature and humidity and verify that these readings are within the specifications (70oF +/- 2oF; 50% relative humidity). Compare field readings against any permanent displays and gauges, note any discrepancies requiring calibration. These readings and findings shall be part of the written report.

1.0.3 ANNUAL:

1.0.3.1 Clean Benches/Lab Hoods (self-contained): Conduct leak test at each and every HEPA filter. Inspect all Clean Bench units; including pre-filters, HEPA filters, speed controllers and blower motors. REPLACE ALL PRE-FILTERS. Measure and record air velocities at work surface on all clean benches to verify proper air flow. Measure differential pressure across every HEPA filter. Compare field readings against any permanent displays and gauges, note any discrepancies requiring calibration. From filter manufacturer and field measurement of velocity/volume flow, identify the clean filter pressure drop at specific CFM (cubic feet per minute) as well as the measured pressure drop. Document pre and post static pressure of HEPA filters and report values including differential along with recommendations regarding replacement interval per section 4.0 Reports. If replacement of HEPA filers is required it may be addressed through the unscheduled/emergency portion of the contract.

1.0.3.2 Benches are to be recertified to an ISO class 5 standard on an annual basis.

1.0.3.3 HVAC Unit. Perform the following items of the HVAC unit checklist:

1.0.3.3.1 Thoroughly check the system and clean unit interior.

1.0.3.3.2 Clean the cooling coil thoroughly.

1.0.3.3.3 Perform all items listed on the quarterly and semi-annual checklist.

1.0.3.3.4 Replace canister humidifier and clean drain pan and drain tubing/piping.

1.0.3.3.5 Measure and record temperature and humidity and verify that these readings are within the specifications (70oF +/- 2oF; 50% relative humidity). Compare field readings against any permanent displays and gauges, note any discrepancies requiring calibration. These readings and findings shall be part of the written report.
