About this file
This is a commercial roofing inspection and assessment report for a parapet evaluation project (B.333 Western Roof Parapets) conducted at Rock Island Arsenal, Rock Island, Illinois on August 27, 2026. The inspection included visual examination and photo documentation with localized exposure of parapet coping components to assess existing conditions and deterioration.
The existing parapet assembly consists of prefinished sheet-metal coping (approximately 15.5" to 16" wide), modified-bitumen roof membrane, modified-bitumen vertical base flashing, wood nailers beneath the metal coping, and concealed metal support and attachment components. The main parapet height measures 34" to 35", with lower parapet sections ranging from 16" to 18" and overall wall thickness of approximately 14" to 16". Investigation revealed significant concealed deterioration including: deteriorated wood nailers exhibiting extensive moisture staining and loss of material integrity; significant corrosion of concealed steel components and attachment elements; and evidence of chronic moisture infiltration concentrated beneath coping areas and flashing transitions. The assessment concludes that replacement of surface components alone will not adequately address existing deficiencies. Recommended corrective work includes: removing coping assemblies in affected areas for full evaluation, removing and replacing deteriorated wood nailers, inspecting and replacing corroded metal support and attachment components as required, installing new metal coping assemblies, and replacing associated modified-bitumen flashing at parapet locations. The evaluation was completed by Brandt McCormick and prepared by Angie Smith, Assistant Service Manager.

Text version
Project: Parapet Evaluation Inspection Method: Visual inspection and photo documentation, including localized exposure of parapet coping components
Date of Evaluation: August 27, 2026
Existing Construction
Observed parapet assembly consists of:
Prefinished sheet-metal coping system Modified-bitumen roof membrane Modified-bitumen vertical base flashing Wood nailers located beneath metal coping Concealed metal support and attachment components
Approximate Dimensions
Field measurements obtained from photo documentation indicate:
Component Approximate Dimension
Main Parapet Height 34" to 35"
Lower Parapet Sections 16" to 18"
Coping Width 15.5" to 16"
Overall Wall Thickness Approximately 14" to 16"
Dimensions are approximate and based on accessible field measurements and photographic documentation.
Observed Conditions
1. Deteriorated Wood Nailers
Removal of portions of the coping system revealed wood nailers exhibiting:
Extensive moisture staining Visible deterioration Loss of material integrity in localized areas Evidence of prolonged moisture exposure
Wood nailers are a critical attachment component for the coping system. Continued deterioration can impact the long-term performance and secure attachment of the coping assembly.
2. Corroded Metal Components
Exposed sections revealed:
Significant corrosion of concealed steel components Rusting beneath coping assemblies Corrosion of attachment and support elements
The degree of corrosion observed indicates chronic moisture infiltration within the parapet assembly.
3. Moisture Intrusion
Evidence suggests long-term moisture intrusion within the parapet system, including:
Deteriorated wood nailers Corroded metal components Rust staining beneath membrane and coping assemblies Deterioration concentrated beneath coping areas and flashing transitions
Conclusions
The parapet assemblies are not limited to cosmetic deterioration. Investigation confirms concealed deterioration within the coping support system, including both wood nailers and metal attachment components.
The observed conditions indicate that moisture has infiltrated the parapet assembly over an extended period. As a result, replacement of surface components alone may not fully address existing deficiencies.
Recommendations
1. Remove coping assemblies in affected areas for full evaluation.
2. Remove and replace deteriorated wood nailers.
3. Inspect and replace corroded metal support and attachment components as required.
4. Install new metal coping assemblies.
5. Replace associated modified-bitumen flashing at parapet locations.
Overall Assessment
The parapet wall assemblies consist of with approximately 16-inch-wide metal coping systems. Investigation confirmed moisture-related deterioration of concealed wood nailers and significant corrosion of metal components beneath the coping system. Corrective work should include consideration of both visible roofing/flashing repairs and concealed parapet support components to ensure long-term performance of the assembly.
