About this file

This is a thermoset membrane repair manual prepared by WeatherTech Consulting Group for roof repair projects. The manual serves as a comprehensive technical reference guide for contractors and maintenance professionals performing repairs on thermoset roofing membranes, including EPDM, Neoprene, ECH, and Hypalon materials. The document contains 53 detailed repair procedures (TS1 through TS53) that address various roof conditions and defects encountered in state and local roofing maintenance and renovation projects. Repair procedures are categorized by defect type—including membrane patches, splits and tears, holes and punctures, laps and splices, surface deterioration, flashing repairs, and drainage system maintenance—with each procedure providing step-by-step instructions tailored to specific membrane materials and attachment systems (ballasted, mechanically attached, and fully adhered). The manual covers both adhesive-based and tape-based repair methods, along with general maintenance procedures for system components such as fasteners, expansion joints, gutters, scuppers, and penetration details.

Each repair procedure in the manual follows a standardized format emphasizing surface preparation, solvent cleaning, primer application, adhesive selection, and proper installation techniques specific to membrane composition and system type. Key repair materials specified include membrane-specific adhesives (butyl-based for EPDM, neoprene-based for neoprene, seam sealants for Hypalon, and nitrile-based for ECH), approved solvents (Heptane, unleaded gasoline, Xylene, acetone, and methyl ethyl ketone), and supplementary components such as lap sealants, flashing strips, and fastening hardware. The manual emphasizes critical quality control measures including minimum 6-inch surface preparation zones around defects, proper adhesive drying verification, and the use of clean, lint-free materials and tools throughout all repair operations. Pricing, contract terms, set-asides, and funding sources are not addressed in this technical reference document, which functions as a standards and best practices guide for executing durable thermoset roof repairs.

TS-1 - Membrane Patch Procedure Repair with Adhesive

1. To promote thorough adhesion of a patch, it is essential to begin preparing the surface by removing debris, contaminants and ballast from the surface of the membrane or flashing to be repaired. In addition, any field applied coating must be removed prior to performing repairs to the membrane. The area to be prepared should extend at least 6 inches (152 mm) beyond where the perimeter of the patch will intersect with the existing membrane to provide an ample clean work area to apply the patch. Wash the area with a solution of mild soap (such as Spic 'n Span or another soap containing tri sodium phosphate) and water. Scrub with a stiff bristle brush. Dirt must be removed from the area to be patched. Ensure that the cleaned area extends a minimum of 6 inches (152 mm) beyond the defect.

2. Rinse thoroughly with clean water and allow the membrane to dry. A rubber bladed squeegee and clean, absorbent, lint-free cloths may be used to facilitate drying.

3. Cut a piece of like membrane large enough to extend 4 inches (103

mm) beyond any part of the defect. Round corners of the patch to prevent peeling of square comers.

4. Thoroughly clean the surface of the membrane to be repaired and backside of the patch material with a clean, absorbent, lint-free cloth and an acceptable solvent cleaner as prescribed by the membrane manufacturer. If the membrane manufacturer cannot be identified, other solvents such as Heptane, unleaded gasoline or Xylene may be used. Turn the cloth frequently and replace when dirty to prevent dirt and contaminants from being scrubbed into the membrane. Allow the solvent-wash to thoroughly flash-off and dry. The color of the cleaned membrane should be consistent, without streaking.

5. Apply the appropriate manufacturer-recommended primer to both surfaces to be mated and allow drying per the instructions provided.

7. Apply the proper adhesive to the membrane and the patch per the instructions provided with the adhesive: Pay particular attention to the application rates and procedures as proper adhesive thicknesses are critical for long-term repair integrity.

• butyl-based for EPDM

• neoprene-based or butyl for neoprene

• adhesive manufactured for Hypalon membranes

• nitrile-based for ECH

8. Allow time for the adhesive to dry so that it will not stick or string to the touch of a clean, dry finger. Also, apply pressure to the adhesive film by hand to determine if it has dried throughout its thickness.

9. When adhesive is ready, mate the two surfaces and smooth out with pressure from a gloved hand. Do not stretch or wrinkle the patch. Roll the patch with a roller to ensure solid contact of the two adhesive films.

10. Apply lap edge treatment:

(1) for EPDM, neoprene and ECH use lap sealant;

(2) for Hypalon use an application of seam sealant.

11. For additional security, the patch can be stripped in with 6 inch

(152mm) wide flashing material. If this technique is used, delete lap edge treatment under this patch and apply lap edge sealant along the edges of the stripping ply.

12. If ballast has been removed, redistribute the ballast over the exposed area after the seam sealant has skinned over.

TS-6 Ridges/Buckles EPDM, Neoprene, ECH and Hypalon:

Repair with adhesive

Generally, ridges and buckles on these materials do not need to be repaired in the roof system unless there is cracking. Unless obvious strain is being exerted on the membrane (i.e., if ridges are folded, the ridge is in a traffic area or if the membrane is cracking), it is best to leave this condition alone and monitor the area during inspections. If repair is required:

1. Cut the affected area and lay the membrane flat and smooth.

2. Round the end of the cut to prevent additional damage.

3. If water in filtration is suspected, inspect the insulation and deck for damage. Remove wet or damaged insulation and repair or replace the deck as required. Properly attach new, dry insulation that is both consistent with the thickness of the existing insulation and compatible with the other roof system components. TS-11 - Laps and Splices Hypalon: Repair with adhesive

1. Open laps or splices should be pulled back to a sound part of the seam or splice and any debris removed.

2. If water infiltration is suspected, cut open the membrane and inspect the insulation and deck for damage. Remove wet or damaged insulation and repair or replace the deck as required.

Properly attach new, dry insulation hat is both consistent with the thickness of the existing insulation and compatible with the other roof system components.

3. After cleaning the open lap area, the open lap or splice should be glued together with seam adhesive prior to effecting the installation of a patch.

4. To promote thorough adhesion of a patch, it is essential to begin preparing the surface by removing debris, contaminants, unbonded surface coating and/or ballast from the surface of the membrane or flashing to be repaired. In addition, any field applied coating must be removed prior to performing repairs to the mem-brane. The area to be prepared should extend at least 6 inches (152mm) beyond where the perimeter of the patch will intersect with the existing membrane to provide an ample clean work area to apply the patch.

5. Wash the area with a solution of mild soap (such as Spic 'n Span or another soap containing trisodium phosphate) and water.

Scrub with a stiff bristle brush. Dirt must be removed from the area to be patched. Ensure that the cleaned area extends a minimum of 6 inches (152mm) beyond the defect.

6. Rinse thoroughly with clean water and allow the membrane to cloths maybe used to facilitate drying.

7. Cut a piece of like membrane large enough to extend 4inches

(103mm) beyond any part of the defect. Round corners of the patch to prevent peeling of square corners.

8. Thoroughly clean the surface of the membrane to be repaired and back side of the patch material with a clean, absorbent, lint-free cloth and an acceptable solvent cleaner as prescribed by the membrane manufacturer. If the membrane manufacturer cannot be identified, other solvents such as Heptane, unleaded gasoline or Xylene may be used. Turn the cloth frequently and replace when dirty to prevent dirt and contaminants from being scrubbed in to the membrane. Allow the solvent-wash to thoroughly flash-off and dry. The color of the cleaned membrane should be consistent, without streaking.

9. Apply the appropriate manufacturer-recommended primer to both surfaces to be mated and allow to dry per the instructions provided.

10. Apply adhesive manufactured for Hypalon membranes to the membrane and the patch per the instructions provided with the adhesive. Pay particular attention to the application rates and procedures, as proper adhesive thicknesses are critical for long-term repair integrity.

11. Allow time for the adhesive to dry so that it will not stick or string to the touch of a clean, dry finger. Also, apply pressure to the adhesive film by hand to determine if it has dried throughout its thickness.

12. When adhesive is ready, mate the two surfaces and smooth out with pressure from a gloved hand. Do not stretch or wrinkle the patch.

Roll the patch with a roller to ensure solid contact of the two adhesive films.

13. Use an application of seam sealant for Hypalon as a lap edge treatment.
