Project Missoula Fire Sciences Laboratory Roof Replacement
General Information
1.0 Scope of Work
Contractor shall provide all equipment, materials, and labor necessary to replace the existing roofing on all wings (A, B, C, and D) of the Missoula Fire Sciences Laboratory and increase the thickness of roof insulation on A, B, and C wings. Optional additions are included to replace windows on the north elevation of B-Wing. The project is located at 5775 US Highway 10 W, Missoula, MT 59808-9361.
2.0 Background
The ballasted membrane roofs on A, B, and C-wing of the Fire Lab range in age from approximately 25-35 years. The membrane was installed on 1” mineral board over the original 1-1/2” rigid insulation and ballasted at 15 pounds per square foot. Construction of D-wing was completed in 2009. D-wing has a mechanically fastened TPO membrane roof over R-38 EPS II insulation.
The roof deck of A and B wings consist of lightweight concrete deck slabs. C-Wing has 4”x6” tongue-and-groove decking. D-Wing primarily has metal decking, with some sections of 2x6 wood deck or concrete slab.
Contractor Requirements
3.0 Technical Requirements / Tasks
The base scope consists of the following:
· Tear-off of existing ballasted membrane roofing on A, B, and C wings, including all flashing. Remove and replace any damaged insulation and/or damaged mineral board.
· Installation of a new, ballasted 60-mil EPDM membrane with new metal flashing, counterflashing, and coping; existing stone ballast may be reused.
· Installation of new paver pathways, approximately 966 SF, as shown on the Drawings.
· Miscellaneous repairs to existing insulation, cant strips, blocking, curbs, sleepers, seismic joint covers, and other roof accessories required to complete the roof project.
· Installation of curbs under any HVAC equipment (roof-top units, condensing units, fans, etc.) currently supported by sleepers resting directly on the roof membrane. Roof curb heights shall maintain 8-inch minimum base flashing heights.
· Installation of approximately 237 LF of parapet guardrails and one hatch guardrail, as shown on the Drawings.
· Replacement of D-Wing TPO membrane with mechanically-adhered white EPDM membrane. Includes any miscellaneous repairs to existing insulation, cant strips, blocking, curbs, sleepers, and other roof accessories required to complete the replacement. Does not include replacement of metal roofing on front awning. See “Record Drawings – D-Wing.”
· Improvement of insulation of A, B, and C-wing roofs up to a minimum of R-38, plus tapered insulation. Includes replacement or modification of other roofing elements (e.g. flashing, roof drains) necessary to accommodate increased thickness of insulation.
Optional additions include:
· Replace all windows on the first floor of the north (front) elevation of B-Wing, including original storefront entrance. Existing access control equipment in good condition may be reused. See attached “Record Drawings – B-Wing Windows” for original window dimensions. Contractor shall field verify window and entrance dimensions prior to ordering materials. See Specification Section 084113 for details.
· Replace all windows on the second floor of the north (front) elevation of B-Wing. See attached “Record Drawings – B-Wing Windows” for original window dimensions. Contractor shall field verify window dimensions prior to ordering materials. See Specification Section 084113 for details.
