About this file

This is a Project Manual (Volume 2) containing detailed construction specifications for the Iowa Department of Administrative Services' Health and Human Services (HHS) Ankeny Iowa Medical Examiner's Office Expansion & Renovation project (RFB 942900-01), located at 2250 S Ankeny Boulevard, Ankeny, Iowa 50023. The project manual serves as the comprehensive specifications document prepared by OPN Architects, with construction management by The Weitz Company, and includes specifications across 14 divisions covering demolition, concrete work, masonry, structural steel, wood framing, thermal protection, roofing, doors, hardware, glazing, and interior finishes. The project encompasses selective demolition of existing building elements, cast-in-place concrete foundations and slabs, masonry veneer installation, structural steel and metal joist framing, cold-formed metal framing, extensive roofing and flashing work, hollow metal and wood door installations with comprehensive hardware specifications, glazing systems, gypsum board assemblies with acoustic and fire-rated ratings, and various interior finishing systems including flooring preparations and tile work. The project involves multiple sealed professional seals from licensed professionals including architects Terry Gebard, structural engineer Erik Raker, civil engineer Justin F. Strom, mechanical engineer Chad Bass, and electrical engineer Eric Heynen, indicating compliance with Iowa licensure requirements. The manual establishes December 16, 2025, at 2:00 PM CST as the bid deadline with submission requirements including 5 percent bid security or bonds; sealed bids must be entered on the official Bid Form with all items completed or bids will be rejected.

The specifications establish extensive quality assurance requirements, material sourcing guidelines, and installation procedures aligned with industry standards including ASTM, ACI, AISC, AWS, and manufacturer specifications. Pricing is competitive bid with evaluation based on compliance with detailed specifications and Iowa procurement guidelines emphasizing engagement of Targeted Small Business Enterprises as subcontractors. The project incorporates energy-efficient systems including LED lighting upgrades, thermal insulation requirements, and sustainable building practices, with specifications addressing both new construction and renovation components. Site conditions address occupied adjacent spaces requiring phased construction with minimal operational disruption, and the specifications include comprehensive provisions for temporary facilities, waste management, environmental protection, and coordination with multiple trades. The project manual cross-references three volumes of specifications and two volumes of drawings available through the procurement portal, indicating a substantial, complex renovation requiring coordinated execution of structural, mechanical, electrical, plumbing, and finish work. No specific project budget or contract award amount is stated in this manual volume; pricing terms and final awards will be determined through the sealed bid process with selection of the lowest qualified responsive bidder.

When grout whitens, rub surface with clean burlap and keep surface damp by fog spray for at least 36 hours.

3. Cork-Floated Finish: Wet concrete surfaces and apply a stiff grout. Mix one part portland cement and one part fine sand with a 1:1 mixture of bonding agent and water.
