About this file
This is Addendum #2 to the scope of work for restaurant building renovations at Roan Mountain State Park issued by the Tennessee Department of Environment and Conservation. The addendum modifies specific work requirements across multiple building systems and components. Key changes include removal of the existing ADA ramp and installation of a 4-foot wide set of steps with pressure-treated pine lumber to match existing cabin steps; removal of asphalt walkway and installation of a 5-foot wide concrete ADA ramp approximately 45 feet in length with minimum 5-inch thickness, 4,000 psi concrete, galvanized cattle panels, 12-inch turndown with two ½-inch rebar, and 5-foot saw crack joints; installation of a 42-inch high steel ADA railing with handrail meeting all ADA requirements; installation of 6-inch guttering with aluminum leaf guards; removal of the screened rear entrance wall without replacement; installation of new LED exterior lights; installation of a new HVAC split system with minimum SEER 15 rating and two thermostats; installation of new drop ceiling grid and rear restroom drop ceiling; installation of new exit lights at all exits; and installation of ⅝-inch plywood on the closet ceiling with primer and two-coat paint application. The addendum also clarifies that references to HVAC vents in the gathering room should be disregarded, with only non-HVAC connected vents removed, and specifies that flashing around the raised roof vent area shall match the siding color.
The addendum does not address pricing, bonding, insurance requirements, or bid response deadlines, as these are covered in the primary solicitation documents. The modifications represent significant changes to structural elements, accessibility compliance features, mechanical systems, and interior finishing work that contractors must incorporate into their project estimates and schedules. All work remains subject to the general specifications outlined in the primary scope of work, including material brand requirements, contractor licensing verification, workmanship warranty of not less than one year, and project completion within 90 days of contract receipt.
