The Development Order is contingent upon obtaining all appropriate State and Federal permits and regulations before commencing development. Prior to any land-disturbing activity, silt fencing and tree protection must be installed and maintained throughout construction. All exterior lighting must be approved by the Planning and Zoning Department prior to installation, with illumination not exceeding 0.5 foot-candles in residential districts, and no direct lighting onto adjacent properties or rights-of-way. The permit includes standard county disclaimers that the Development Order does not prevent corrections of errors and does not create liability for the county if the applicant fails to obtain requisite State or Federal approvals.

Disclaimer: The issuance of or granting of a Development Order shall not be construed to be a permit for, or an approval of, any violation of the provisions of this code or of any other ordinance of the jurisdiction. The issuance of a Development Order based on construction documents and other data shall not prevent the county from requiring the correction of errors.

Prior to any underground site work a permit must be obtained from the Building Inspections office. This Development Order is contingent upon obtaining all appropriate State and Federal regulations and permits. Issuance of a development permit by the county does not create any rights on the part of the applicant to obtain a permit from a state or federal agency and does not create liability on the part of the county for issuance of the permit if the applicant fails to obtain requisite approvals or fulfill the obligations imposed by a state or federal agency or undertakes actions that result in a violation of state or federal law. This permit is conditioned on obtaining all other applicable state or federal permits before commencement of the development.

Prior to any land disturbing activity, all silt fencing and tree protection must be properly installed and maintained throughout the construction period. The Engineer of record for an engineered plan or the property owner for an Owner/Developer plan must submit a signed site final inspection request prior to obtaining a certificate of completion or occupancy. The inspection will be conducted within 3 business days of request. The 3-day timeframe will also apply to any necessary re-inspections.

2. No new exterior lights have been approved with this Development Order. All exterior lights are to be approved by the Planning and Zoning Department prior to installation. Lighting shall be installed so as not to shine directly on adjacent property, or on to right-of-way. Lighting shall avoid annoyance from brightness and glare. Direct or indirect light from the source shall not cause illumination in excess of 0.5 foot-candles when measured in a residential district.

3. All required landscaping must remain as approved or replaced if removed. This includes vegetation that dies of natural causes or acts of God.

4. No Protected trees are being removed from this site.
