About this file
The document is a Project Specifications file for the Stoneybrook Drive Retaining Wall Replacement project, issued by the City and County of Broomfield (CCOB) with Project No. 24T0030. The project involves replacing an existing retaining wall, including comprehensive site work such as earthwork, grading, wall subgrade stabilization, seeding, and site restoration. The contractor will be responsible for obtaining various permits including Public Private Improvement Permit (PPIP), Grading Permit, Over-Excavation Permit, and Building Permit. Environmental considerations include an assessment noting red-winged black birds in the area, with construction expected to begin after a 20-day environmental clearance. The project requires careful coordination with residential surroundings, compliance with noise ordinances, and maintaining a clean work environment.
The contract includes 17 primary bid items and an add alternate for cattail removal, with payment structures ranging from lump sum to unit price per cubic yard or acre. Mobilization is capped at 5% of the base bid total, and the contract references the latest City and County of Broomfield 2022 Standards and Specifications and 2023 CDOT Standard Specifications. Bid items cover a comprehensive range of work including site access and staging, traffic control, construction surveying, wall removal and excavation, earthwork, wall construction, seeding, and site restoration. A force account allowance is included for additional work requiring prior approval. The specifications emphasize that actual field-measured quantities will govern final payment, and the contractor is expected to verify quantities and secure all necessary materials and permits.

COORDINATION
Environmental: An environmental assessment has been performed during the design phase for this project. Red-winged black birds have been identified to be within the area. However, it has been noted that they migrate out of the area around September and should be clear by construction start. CCOB will obtain a second 20-day letter for the construction phase, to confirm no further environmental impacts. Construction is expected to begin within the 20-day environmental clearance.
Seeding Work: Seeding is expected to be completed within the contract working days.
However, the project may run into the season with inclement weather and inappropriate seeding season or lack of availability of seeds. The contractor is responsible for securing all the materials needed for each phase of work. If the seeding cannot be accomplished within the contract time due to the seasonal constraints, Contractor may submit a revised seeding work schedule for CCOB’s review and approval. The planting and seeding may be a delayed item of work at no additional cost to the City.
Community Impacts: The park is surrounded by residential homes. Contractor is expected to comply with all CCOB noise ordinance and maintain a neat, clean and dust-free environment.
Contractor shall secure all equipment during and outside work hours. The Contractor shall not enter from the residential properties. The contractor is required to obtain right of entry
