The project scope includes replacing damaged interior walls, flooring, and ceiling in the back bunk room; installing foundation vents for improved ventilation; and refinishing hardwood flooring. Specific work items include replacing interior walls with pine tongue and groove boards finished with stain and three coats of non-water base polyurethane; replacing the ceiling (15 ft. x 10.5 ft.) with pine tongue and groove boards and crown molding with matching finish; stripping and sanding the hardwood floor (13 ft. x 10.5 ft.) to remove mold and water stains followed by staining and polyurethane application; installing three interior metal foundation vents and one additional exterior metal vent in an excavated window well; and replacing baseboard molding throughout. The contractor shall furnish all labor, equipment, and materials necessary for completion. Work must comply with standards for historic structure repairs and applicable International Building Codes.

The Project Manual does not specify pricing terms, bid amounts, or funding sources. The contractor is responsible for protecting the property from weather damage, maintaining site cleanliness, and coordinating with WVDNR personnel during operations. The contractor must supply its own electric power source, as electrical service is not available on site, though water will be provided by WVDNR during regular work hours. Remote site accommodations in the cabin are available if coordinated with WVDNR personnel. All work is warranted for one year from the date of acceptance of completion. The project manual was prepared in August 2015, with the contact person identified as Brian Kain, Wildlife Manager for Potomac WMA.
