About this file
This file contains 100% construction document specifications for a repair project to the domestic water system at Fargo VA Health Care System in Fargo, North Dakota (Project No. 437-23-165), issued February 14, 2025, by architect-engineer FourFront Design, Inc. The specifications are organized by CSI divisions and cover general requirements, safety, quality control, plumbing systems, HVAC controls, electrical installations, and interior finishes necessary to prevent Legionella disease transmission through the facility's water distribution systems.
The project scope requires the contractor to install approximately 175 thermostatic mixing valves (TMVs) on plumbing fixtures, upgrade seven existing water monitoring stations with new controllers and BACnet-compliant direct digital control integration to the facility's existing building automation system, replace certain sink and faucet fixtures with low-lead compliant materials, provide complete plumbing piping modifications, install insulation per Section 22 07 11, perform all testing and commissioning, and deliver operation and maintenance documentation. Key technical requirements include water monitoring stations designed to operate in stand-alone mode with network integration capability, thermostatic mixing valves with manual temperature controls and integral check valves rated for disinfection procedures, ceramic tile finishes in specified areas, resilient sheet flooring with heat-welded seams, painting per MPI standards, and a direct digital control system using native BACnet devices with Ethernet communication and HTML 5 web browser access. The contract mandates compliance with the International Plumbing Code, NFPA standards, ASHRAE 135 BACnet protocols, NSF 61 and NSF 372 certification for potable water components, and includes comprehensive safety requirements per OSHA 1926 standards, infection control risk assessments, activity hazard analyses, and warranty obligations extending one year from project acceptance.
