Ordinance_2023-25_Purchase_of_Cooler_Tract_-_Oldfield_(17_ac).pdf

This is an ordinance document from Beaufort County, South Carolina, authorizing the purchase of the Cooler Tract property consisting of 17 acres. The ordinance formalizes the County's acquisition of this land, which serves as the foundation for developing the proposed EMS Station Flagship Facility. The Cooler Tract is designated as the site for a new Emergency Medical Services station that will serve as the first major County facility developed on the property, with future County facility development anticipated on the remaining acreage. The ordinance establishes the legal authority and framework for the County to proceed with the design, permitting, and construction phases of the EMS station project, which is planned as approximately 20,000 square feet and will include six apparatus bays, staff living quarters, administrative and support spaces, storage, emergency power, site access, parking, stormwater infrastructure, and utility connections.

The ordinance represents the legislative approval necessary to commit County resources to the land acquisition, enabling the subsequent procurement of architectural and engineering services for professional design, planning, permitting, cost estimating, bidding assistance, and construction administration. By formally authorizing the purchase of the Cooler Tract, Beaufort County establishes the property ownership and control required to develop a functional, durable, and efficient public safety facility that reflects the importance of emergency response services within the jurisdiction. The acquisition of this 17-acre tract positions the County to create a high-quality public safety presence and establish infrastructure that will support both the EMS station and potential future County facility development on the site.
