1 PROJECT DESCRIPTION
A. GENERAL DESIGN INTENT
1. Camp Geiger G-615 and TC-601 Renovation includes the renovations of buildings G- 615 and TC-601.
a) Building G-615 is a single story 21,557 square foot building located on C Street aboard Camp Geiger. The building was originally constructed in 1990. This Design-Build full building renovation effort will have changes to the current floor plan. The building is multi-function. It has instructional space, battalion headquarters, and a fitness center. This building post-renovation will have the same current tenants, minus the fitness center, with approximately 50 occupants.
Classroom sizes can be up to 300 people.
b) Building TC-601 is a single story 6,246 square foot Chapel located on Church Street aboard Camp Geiger. The building was originally constructed in 1943 and is on the historic registry. This Design-Build full building renovation effort will have changes to the current floor plan. This building post-renovation will have the same function. Congregation size can be up to 400 people.
2. Floor plans for the buildings indicating the renovation conceptual design are included in Part 6 of this RFP as Attachment A1. Space requirements and floor plan modifications are identified on the preliminary floor plans within Part 6 Attachment A1. The Design-Build Team shall meet with the tenants at the CDW to confirm the appropriateness of the plan, evaluate the necessity and propriety of the scope of work indicated, and incorporate all revisions identified as a result of these meetings. Full Design Packages are required for all of the renovation buildings included in this RFP.
3. Site improvements include adding ADA ramps, sidewalk repairs, and remarking G- 615 parking lot. Site Plans are included in Part 6 Attachment A1.
4. General Statements for the renovation designs:
a) Provide quantity and type of plumbing fixtures required for the occupancy, use, and functions described for the facilities per International Building Code. If current number of fixtures in the building exceeds the minimum amount per code requirement, then maintain the current number of fixtures.
b) New floor plans and site work must meet Accessibility requirements in UFC 1- 200-01 to maximum extent without major changes to the existing structure.
Reference ADA Checklist for Existing Buildings in Part 6 Attachment A2.
c) Replace the existing fire alarm system with an addressable Fire Alarm/Mass Notification system with CO detection. Demolish existing fire sprinkler systems to base of risers and provide new wet pipe fire sprinkler systems. All work shall meet all requirements of UFC 1-200-01.
d) Properly abate and dispose of all lead and asbestos materials identified during the sampling performed under separate project (project #19-0065 completed by ECS), as well as materials identified in historical reports, which are included as attachments to the ECS reports. Quantity of materials to be properly abated and
PART 3 - Page | 3 disposed of is not limited to the quantities identified in the previous reports.
Instead ALL lead and asbestos materials of similar color, texture, age and size throughout the building’s interior and exterior should be assumed to contain asbestos or lead. Asbestos reports are also included in Part 6 Attachments D3- D4. Asbestos containing materials (i.e. containing more than one percent) and Lead-Based Paint (i.e. detected at equal or greater than 0.5% lead concentration by weight) identified in those reports should be abated.
e) All under slab piping, sewer and water, must be removed and replaced up to 5’ from the building.
f) For interior room signage requirements, reference MCBCL Sign Standards and Graphics in Part 6 Attachment A3.
g) Refer to General Notes in Part 6 Attachment A4.
