About this file

This document is a construction specification and project manual for the Meriden Public Library Exterior Envelope Weatherization Repairs, prepared by O'Riordan Migani Architects LLC for the City of Meriden, Connecticut. The project involves comprehensive exterior repairs focusing on weatherization, including concrete and masonry cleaning, joint sealant repairs, and elastomeric sheet waterproofing for the library located at 105 Miller Street. The specifications detail technical requirements for cleaning masonry surfaces using medium pressure spray, replacing deteriorated exterior weather sealants at various building penetrations, and addressing existing EPDM roofing system components. The project is dated 01-21-25 and is marked as an owner's 90% review copy, not for construction.

The specification documents outline precise technical requirements for contractors, including specific cleaning solutions, pressure ratings, surface preparation techniques, and installation standards. The existing roof is a Firestone EPDM system with a warranty from 05/16/2023, and the project mandates that any new work must be compatible with the current warranty. The roofing trade subcontractor must be certified as a Firestone designated system installer and will be required to inspect the entire roof at all levels. The project encompasses multiple roof levels, including Level 1, Level 1.25, Level 1.5, Level 2, and a mechanical penthouse, with specific attention to HVAC wells, louvers, and parapet conditions. Photographic documentation is extensively included to guide contractors in understanding the current building conditions and required repair areas.
