About this file
This is an Exhibit D Landscape Plan document prepared by Michael Pape & Associates, P.A., a land planning and landscape architecture firm based in Ocala, Florida, for the City of Ocala's Airport Terminal Landscaping and Mowing project (Contract# AIR/260549). The landscape plan exhibits demonstrate the proposed site design and landscaping layout for Ocala International Airport's terminal area. A mandatory pre-bid meeting is scheduled for March 31, 2026, at 9:00 a.m. EST at the airport facility (1770 SW 60th Avenue, Suite 600, Ocala, FL 34474), with attendance required for bid participation. Bids are due April 10, 2026. The contract encompasses comprehensive ground maintenance services including 32 grass cuts annually, hedge trimming, landscape plant care, chemical weed treatment, and sidewalk edging, with grass maintenance requirements of 2 inches for Bahia grass and 4 inches for St. Augustine grass. All services must be performed between 7:00 a.m. and 5:00 p.m. The initial contract term is two years with up to two additional one-year renewal options available.
Bidders must demonstrate three years of documented professional landscaping experience and possess a current Florida Right-of-Way Pesticide License for restricted-strength herbicide application, with license copies submitted at bid time. Required insurance includes Commercial General Liability of $1,000,000 per occurrence/$2,000,000 aggregate, Commercial Automotive Liability of $1,000,000 combined, and Workers' Compensation per Florida statutory requirements, with the City named as additional insured. The Price Proposal must cover all mandatory and optional line items (mulch/pine straw installation, fertilizer application, and weed control application), with quantities representing estimated annual usage rather than guaranteed minimums. Pricing is structured on a per-cut basis for mowing services plus per-unit or per-application pricing for supplemental services, subject to annual price increases not exceeding 3% based on CPI-U justification during renewal periods. The vendor must perform 100% of work with its own forces with no subcontracting permitted and assumes liability for property damage, including repair or restoration within one month. Award will be made to the lowest qualified bidder, with monthly invoicing submitted to City Project Manager Erik Park.
