Grand Total Monthly Amount
*Chiller PM Additional Requirements:
Annually:
1. Clean, punch and inspect condenser tubes on water cooled chillers. Clean bell housing, replace gaskets.
2. Conduct oil analysis on all three chillers through Trane Chemical Laboratory and evaluate metal wear data. Using Trane Chemical Laboratory ensures continuation of oil analysis since chillers were put in service. Analysis includes:
Moisture (ppm) Total Acid, Aluminum, Chromium, Copper, iron, Lead, Tin, Zinc.
Monthly – 500 Ton Chillers:
1. Check overall condition of chiller
2. Check purge system operation, log operation
3. Check operation of the motor starter
4. Check operation of the control circuit, adjust if necessary and recond any changes made
5. Check operation of the lubricating system including the oil pump and oil pressure regulator
6. Check chiller’s operating characteristics and note and irregularities
7. Check and record Condenser Approach Temperature
8. Lubricate vane control linkage bearing, ball joints and pivot points – Do Not Lubricate Shaft of Vane Operator
9. Record Starts, Stops, Hours, Oil Temperature, Suction, Ambient Temperature, Time, Date
10. Check controller history and record any faults or warnings
11. Check and adjust clock and date as necessary
Semi-Annual – 125 Ton RTAA Chiller:
1. Check overall condition of chiller
2. Check oil and refrigerant levels
3. Inspect refrigerant filter for signs of restriction
4. Check electrical wiring, motor and electrical components
5. Check operation of the control circuit
6. Check for refrigerant leaks
Bacharach Refrigerant Monitor (HGMSZ Halogen Gas Monitor Single Zone) – CRITICAL –
7. Check refrigerant filter temperature drop at full load conditions
8. Record data for each of the two compressors:
a. Time, Suction Pressure, Discharge Pressure, Oil Level, Oil Temperature, Evaporator Temperature In and Out, Amps, Volts
b. Hours and starts
