QUESTIONS & ANSWERS

Cesar Chavez EDA Tenant Improvement (Seed Project for 1st Task Order)

15Q. Specification Section 011000, 1.6.D indicates “Coordinate operations that may result in high levels of noise and vibration, odors, or other disruption to Owner occupancy with Owner.” Can you provide further delineation of activities that would be considered high levels noise, vibration, odors or other disruption? Will the use of power actuated fastners, screw guns and duct work “tin banging”, core drilling, etc. be considered high level noise? Core drilling is definitely a high noise level activity and would have to be coordinated after hours. I believe drywall finishing and painting can be done during regular hours with the proper equipment and precautions (making sure the space is sealed, dust eaters). Any type of noise that would bleed through drywall into the adjacent office space has the potential to be a disturbance. Contractor should coordinate operation to mitigate disturbances either by insulating the noise from adjacent space or doing the work after hours.

16Q. If work is performed between 6:00 PM to 6:00 AM with an after-hours escort, will the contractor be responsible for paying for after hours escort? Can the majority of work (noise producing) be performed between 6:00 PM and 6:00 AM to avoid disruption of other tenants? The contractor can do all work after hours if they wish. The only requirement is for the contractor to have a badged employee for after hours. A employee with a badge can escort up to five un-badge employees.

17Q. SOW indicates that building cannot accommodate a contractor field office. Is it acceptable to set up a field office and storage in the shell space to the south of build out. This area will have fire protection system being modified as part of this task order? The contractor can store materials and utilize the shell space for a field office; however, modifying the fire protection system in the non-Tenant Improvement area of the fourth floor is not part of this task order. Any field office or material storage in the “shell space” portion of the fourth floor would have to be approved by GSA’s regional fire protection engineer.

18Q. Would it be acceptable to remove a lite of glass from the fourth floor exterior to allow for delivery by crane of large construction items such as metal studs, drywall, piping and equipment? This opening could be secured with plywood during construction framing and rough in stages. Freight elevator cab size is too small for several construction items. It is not acceptable to remove glass or disassemble the exterior curtain wall. Other floors of this building have been built-out using the freight elevator to deliver materials to the upper floors.

19Q. Drawing A1.1 has a note in conference room indicating “provide 5/8” type X GWB over existing metal studs to 6” above ceiling along entire wall this side.” During site visit it was noted that there is already drywall on this wall. Should note be changed to patch and repair wall as required after electrical installation? Change note to “Where GWB does not exist on tenant side at demising walls- provide 5/8” type X GWB over existing metal studs to 6” above ceiling.
