8(a) Competitive Acquisition
Region 8 Indefinite Delivery Indefinite Quantity (IDIQ) Multiple Award Construction Contract (MACC) for the states of Colorado, Montana, Utah, North Dakota, South Dakota, and Wyoming (GSA, PBS Region 8)

QUESTIONS & ANSWERS
Cesar Chavez EDA Tenant Improvement (Seed Project for 1st Task Order)
1Q. Are city and county permits required for the seed project? If the contractor for any reason needs to utilize city property for extended period of time then they may need a permit, for example, placing a dumpster on city property. However, there is no permit city or county permits needed for work in the building.
2Q. Can a dumpster(s) be placed in the parking lot East of the Cesar E. Chavez Memorial Building loading dock? We don’t have the power to authorize placing a dumpster in this lot. This is U.S.
Mint property.
3Q. Section 092900 GYPSUM BOARD ASSEMBLIES 2.7 Auxiliary Materials Part F. Thermal Insulation and Part G. Polyethylene Vapor Retarder state “As specified in Division 7 Section Building Insulation”. No further information is provided in Division 7 for Thermal Insulation and Polyethylene Vapor Retarder. Please advise. Delete Paragraphs 2.7 F & G. No Thermal insulation or Vapor Barrier is required for this project.
4Q. Would you please specify which brand/product number of modular furniture is to be used?
The furniture is Kimball. Attached is a DRAFT configuration plan.
5Q. Would you please confirm that the key cores have to be ordered through GSA? Key cores have to be ordered through GSA.
6Q. Who monitors the fire alarm in this building? Bronco Fire Alarm Systems
7Q. Who is the existing HVAC control contractor? Johnson Controls (JCI)
8Q. Where is the fire sprinkler riser pipe located? Can we get pictures of the riser pipe? The sprinkler riser is located on the basement level of the main floor. Piping for the 4th floor would be tied into the stand pipe system in stairs and feed with a floor control valve assembly that is existing.
9Q. The specs call out a level 5 drywall finishes, it appears that the existing walls are level 4.
Change Section 092900 GYPSUM BOARD ASSEMBLIES Paragraph 3.8.D.2 as follows: Level 4: All joints and interior angles shall have tape embedded in joint compound and shall be immediately wiped with a joint knife leaving a thin coating of joint compound over all joints and interior angles. Two separate coats of joint compound shall be applied over all flat joints and one separate coat of joint compound shall be applied over interior angles. Fastener heads and accessories shall be covered with three separate coats of joint compound. All joint compound shall be smooth and free of tool marks and ridges.
10Q. Was this mistaken in the spec? Level 5 could add up to 30% additional cost to drywall.

11Q. What is the height to the underside of the deck? (Some of the walls are drawn “to deck” but there are not any sections or cuts to provide the total height. I’m using 12’ as an assumed height for now.) Deck height is 12 feet.
12Q. Are all walls a Level 5 finish? (The only note on the drawings points to one wall in the conference room.) All walls will be Level 4 finish per response to Question 9Q above.
13Q. The building frame of this building appears to be concrete, Does the Cesar E. Chavez Memorial Building have a post-tensioned slab? The existing slab is a post-tensioned slab.
Prior to making any penetrations through the slab, locate existing tendons, using nondestructive testing methods to locate areas that can be safely drilled. Do not cut through tendons.
14Q. Do the existing window coverings in the space remain? Existing Window Coverings will remain in the space. Protect during construction from dust and construction debris.

AMENDMENTS.
