About this file
This document is a comprehensive architectural analysis and reference guide for Building 5703, a bowling alley facility, consisting primarily of historical construction drawings from 1962 original construction, a 1975 addition, and a 1979 roof replacement, supplemented with architectural commentary, technical standards, and site photographs.
The architectural comments identify critical findings regarding drainage, roof condition, and building envelope integrity. Drainage issues include deteriorated concrete at the south entrance step and ramp, inadequate grading that captures water near the building foundation and perimeter, and abandoned roof drain outlets requiring investigation. The 1979 roof replacement removed integral gutters and replaced them with exterior gutter and downspout systems (approximately 6x8 inches by 4x10 inches), though gutter sizing is not specified in the drawings and horizontal gutter sizing appears undersized. Roof penetration sealing at the women's restroom shows evidence of previous water intrusion. Building envelope concerns include Butler metal building construction with insulated monopanel and Butler rigid frame components; no visible insulation on the grade beam exposed to bowling lanes; flashing at brick-to-monopanel transitions lacking proper slope and installed without slope away from walls; and potential clogged weep holes at the south wall grade beam. Floor elevations are documented at 100.0 feet for main floor and 97'-11" for bowling and mechanical slabs. The document references ICC 2024 building code requirements for site grading (minimum 1:20 slope for 10 feet), storm drain piping sizing, gutter and downspout capacity calculations, and accessible parking standards, with detailed rainfall intensity data and drainage system sizing tables provided for the facility location.

ARCHITECTURAL COMMENTS BLDG 5703 BOWLING ALLEY ROOF +
ENVELOPE –
1. Findings
2. Drainage
a. Existing 1975 step and ramp at south entrance has extensive deteriorated concrete. Existing grading at existing step landing captures water during rain events. Existing grading slopes toward building and landing. Existing concrete pad to west of landing also captures rain water.
b. Existing grade along south wall has depressions at base of wall. Grading appears to have depressions and slopes toward building.
c. Existing site plan available for original 1962 building. Is there a more recent site plan available? 1960 site sloped from west to east. Missing site plan from 1975 addition asbuilt drawings.
d. Need existing condition site grading plan survey at building perimeter into parking lot. Survey extent to a minimum of 20 ft from building. Survey to include verification of:
i. Abandoned roof drain outlets – north and south side.
ii. Storm drain elevation & surrounding grade to grade @ west side.
iii. Grade @ exterior walls, grade @ downspout, slope from exterior wall to curb, elevation concrete pad slope west of steps, grade @ steps, curb height @ parking lot
e. Refer: 2024 ibc chapter 18 soils and foundations 1804.4 site grading.
Slope 1:20 [5%] for minimum 10 feet f.
3. Roof
a. Gutter, existing – 1979 roof replacement drawings indicate removing integral roof gutters, infilled void, and adding exterior gutter & downspout system w/ splashblocks.
i. Horizontal gutter sizing is not called out on drawings. Scales approximately 6 in wide by 8 in wide.
ii. Vertical downspout sizing is not called out on drawings
iii. Vertical downspout spacing called out @ 30 ft o.c.
b. Gutter - look at ne corner, end of horizontal gutter near restroom, women – looks like sealant was applied at gutter end. Investigate leak into women’s restroom.
c. Existing 6 in galv iron downspout at south side – 1962.
d. 4 in + 6 in down spouts within south wall – 1975 addition
e. Remove abandoned cmu blocks on roof
f. During 1979 reroof project the existing roof drains were abandoned.
Confirm location of abandoned drain outlet on site.
4. Building envelope
a. Steel frame [‘butler’ rigid frame nr lrf61], girt [‘butler’ girt w/ ½” sag rod @ midspan. Hang from purlin above, refer: 1962 section 1/6] [note: one visible sag rod remains. Purlin [‘butler’ purlin 9 ½” deep], monopanel [‘butler’ monopanel siding] - butler metal building with insulated panels.
[refer: 1975, sht – r value?. What is insulation at roof – r value?
i. No visible insulation on grade beam exposed to bowling lanes – behind metal framing @ 16” o.c. +/- [metal framing has no existing insulation][refer: wall section 1, 2, & 3/6 - 1975 oc 229 3 wall section, de f 7618 4 sht 6 of 15]
b. Flashing @ brick monopanel transition, 20 ga flashing – detail shows horizontal flashing w/ approximately 1 inch return at brick edge. On flashing at gradebeam step joint turned up to top gradebeam at interior.
Monopanel w/ butler panlastic membrane @ interior & butler end cap @ sill w/ butler sealing compound on butler base angle. Note: flashing detail does not indicate sloping flashing away from wall + was installed without a slope. [refer: wall section 2/6 - 1975 oc 229 3 wall section, de f 7618 4 sht 6 of 15 & 1962 wall section b/9 ocba f 6320 8 sht a3]
c. Weep holes may be clogged at south wall? Explore existing masonry wall ledge on grade beam to verify location of weep holes are at this location.
Currently covered with sod.
i. Detail indicates weep holes are located at junction between concrete grade beam and face brick. Existing grade appears to be above concrete grade beam –wall section weep holes [refer: wall section 1, 2, & 3/6 - 1975 oc 229 3 wall section, de f 7618 4 sht 6 of 15
d. Floor elevations
i. Main floor concrete slab = 100.0 [1207.0]
ii. Bowling finish concrete slab = 97’-11” ff [1204.92]
iii. Mechanical room concrete slab @ sw corner = 97’-11” ff [1204.92]
e. Women’s restroom has leak within “keene’s cement plaster” ceiling, above lavatory, has previously been patched and continues to experience water infiltration issues. Refer 1962 floor plan, sheet a1 & reflected ceiling plan a/8.
5. Steps, ramp, xx, & xx pad
a. Steps w/ 2’-6” elevation are 7 ft wide
b. 8 ft x 10 ft pc pad west of steps. Holds water during rain event & does not slope into curb & gutter.
c. Add 1975 detail 5/2 – at side walk curb near steps + 1,3/7
d. Step handrail – [178 top rail + 313 starting post + bc 150 interior post] refer handrail detail, 2-3-7, 11-1-2
e. What
1. Pinsetter Area & Mechanical room doors at southwest corner of building.
a. Existing: Missing concrete stoop at each door. There is concrete paving at doors with a step down flush with the doors. A trench drain runs the length of doors. A 3 ft wide steel plate ramp is at one door and covers the trench drain. New construction: provide concrete stoop at 4 ft wide, minimum and 15 ft long. Relocate trench drain to south of stoop edge. Provide 8’-8” +/-wide concrete ramp @ 1:12 slope maximum at Pinsetter Area pair of doors.
b. Existing: A 3 ft wide steel plate is located on the interior of the door, too.
New construction: provide 7’-4” +/- wide ramp @ 1:12 slope maximum at Pinsetter Area interior pair of doors.
2. Electrical –
a. Existing: power outlets within existing metal framed wall along south and north walls. New construction: Protect existing power outlets along north and south interior walls to have material demolition and receive new wall finishes. Extend existing outlets if new material thickness requires.
b. Existing: no entry light present below fabric canopy, along steps, or length of ramp at south entrance. One existing light pac is adjacent to top of ramp at 10 feet +/- above landing. Existing canopy blocks some of the light from wall pac. New construction: Provide new lighting for south entrance steps, landing, and ramp as per code requirements.
