SUBJECT: Project DDPM 12-0002 - Building 1630 – Life Support Renovation
Clarifications & Additions
For Project DDPM 12-0002 to Renovate/Construct Addition to the B 1656 Fuels Maintenance Dock, the following minor clarifications and additions were noted on the A&E Basis of Design, Specifications and Plans:
Clarification of Renovation vs. New Construction phases:
CLIN 0001: B1630 Renovation - Includes all interior work on existing facility, the replacement of the standing seam roofing system on the existing facility, the structural, electrical and civil work for the entrance canopies, all Mechanical, Electrical, Plumbing, Structural, Fire Protection, Architectural work in the existing facility plus landscaping and external finishes. Also includes Mechanical Room reconfiguration and mechanical & electrical exterior units.
CLIN 0002: B1630 Additional Construction - Includes the construction of a 2,640 SF Addition with internal electrical, mechanical (ductwork, diffusers and returns), additional fire protection/fire line, plumbing, FDC
& PIV
valve, structural and architectural work. Also includes the communications and natural gas line reconfigurations, site preparation and site improvements on the south end of B1630.
Additional Breakdowns:
1. The Interior and Exterior Finishes shall be broken down as follows:
70% Renovation 30% New Construction
2. Break Down of Line Items is as follows:
Lightning Protection - 70% Renovation and 30% New Construction Electrical Panels - 100% Renovation Communications Room - 100% Renovation. However, the relocation of the COMM Line is 100% New Construction.
Exterior Mechanical Equipment - 100% Renovation Plumbing - 100% Renovation Fire Protection - The Panels shall be 100% Renovation, but the Fire Protection shall be 70% Renovation and 30% New Construction.
Roofing - Split into 70% Renovation (with two (2) entrance canopies) and 30% New Construction (with two (2) entrance canopies).
Entrance Canopies - The two (2) Entrance Canopies located on the existing facility shall be included with the Renovation Phase and the two (2) Entrance Canopies locate on the New Addition shall be considered New Construction.
Clarification of Window Glazing Requirement:
Building 1630 is considered a low occupancy facility and is exempt from UFC 4-010-01.
Clarification of Division 01 Specifications:
1. The Government would like to confirm that the Division 1 Specifications listed in the COMM Line project also apply to the entire Renovation and New Construction portion of Project DDPM 120002 to Renovate/Construct New Addition to Life Support Facility.
2. The Contractor Quality Control Person can also take on the role as the Site Safety and Health Officer (SSHO). This project shall include a Project Manager, Site Superintendent and a Quality Control Representative.
3. To complete the list of required Division 01 specifications, the following were added to the master specification book:
01 50 00 - Temporary Construction Facilities and Controls 01 78 23 - Operation and Maintenance Data 01 91 00.00 37 - Commissioning
Clarification of Door Specifications:
The doors listed on Sheet A-602 shall match the partition STC ratings listed on Sheet A-100.
Clarification of Signage:
The signage shown on elevation C1/ A-201 is existing. Drawing B1/AD201 shows existing building signage.Replace note DA28 with the following:
DA28 REMOVE EXISTING SIGNAGE WITH CARE. SIGNAGE TO BE REUSED. SEE
SHEET A-201 FOR NEW LOCATION"
Clarification of Drainage Medium:
Drainage medium is part of the Exterior Insulation and Finish System. See Specification 07 24 00 Part 2.5.2 Insulation Board Item C Drainage.
Clarification of Waterproof Membrane:
Self Adhered Waterproof Membrane Flashing is identified on drawing sheet A-602. Please see specification 07 13 53 - Elastomeric Sheet Waterproofing.
Clarification of Lockers:
Lockers for Locker Room 116 are existing as shown in A-101. Keynote A8 is for lockers in AFE Locker Room 101. Replace note A8 with the following:
"A8 - Provide Pilot Locker. See C2/A-504"
Clarification of A-102, Moisture Resistant Gypsum Board:
Provide moisture resistant gypsum board on 3-5/8" metal studs or ceiling suspension system of hat channels in the following rooms:
1. Mens Room 102
2. Unisex RR 103
3. Mens RR 110
Clarification of Directional Boring Variance:
Design drawing sheet CD101 specifies full depth pavement saw cutting. Directional Boring is a viable option when allowed by and coordinated with NAS Fort Worth JRB Public Works.
Recommend GPR in advance of directional boring for the corridor of drilling by the Contractor to verify utilities.
Clarification of Proposal Submission Guidelines:
1. Electronic submission may consist of an email as long as it is received prior to the closing time.
2. Pricing may be revised prior to the submission closing time. If pricing is different than that in the hard copy version, please notate in the email submission.
Clarification of FOPD/COMM on Plan E-604:
1. Normally, the FODP is installed in the communications room, but since the room is being relocated to the other side of the building, it was decided that the FODP would be installed at the entry to avoid the need for a splice case to transition to plenum fiber.
2. Sheet ED101 of the Communication Line Relocation Drawings shows all 3 buildings, but we also attached a file with building 1628 and 1637 shown individually. There is not currently a drawing available for Building 1632.
3. The Plans call for new 2-Way duct banks with 4" conduit to be installed to each building with the run starting at the existing hand hole at the corner of Building 1630.
4. The existing pathway is not in the footprint of the new addition and will not be demolished.
The existing pathway enters at approximately mid-point of the building on the side facing Carswell Avenue.
5. The copper should be CAT 5 outside plant for the multi-par backbone.
Hand Holes Sizes for Building 1630 Communications.
6. Please see the legend on Sheet ES101 of the plans. It states that HH1 on the plan will be a 2' x 3' concrete hand hole (doors shall be steel) and HH2 shall be 3' x 5' hand hole (doors shall be steel).
Clarification of Termite Control Requirement:
Termite Control was not listed as a required specification; therefore, it will NOT be required for the B1630 Renovation/Addition project.
Clarification of Signage: FF&E as shown on sheet I-102:
The FF&E or Furniture Package will be installed on a separate Government contract.
Clarification of Section 03 30 00 Requirement:
Specification Section 03 30 00 requires PE license. The Concrete testing company can fulfill this requirement in lieu of a Quality Control Manager.
Clarification of Building Expansion Joints:
Per A4/S-301, a 1/2" joint between new concrete slab and existing foundation is specified. Use a 1/2" expansion joint. Change detail C5/A-503 and D3/A-503 to read 1/2" expansion joint in lieu of 1" expansion joint. Provide expansion joint covers for both conditions shown in floor and wall. Add a 1/2" expansion joint cover between gypsum board ceiling furrdown and wall located on gridline 6. Install the CMU and bearing plate for the new roof truss per detail C4/S-302 as well as the joint location in the CMU. No expansion joint is provided in the roof. Disregard Keynote A60 on section C1/A-301. Reference Attached Specification Section 05 72 00 - Decorative Metal Specialties dated 02/12.
Clarification of EFIS Specification:
Replace specification 07 24 00 Exterior Insulation Finish System with the attached REVISED specification 07 24 00 Exterior Insulation Finish System. The revised Spec pertains to a Class "PB" System.
Clarification to Polished Concrete Floors:
Remove the basis room finish schedule in its entirety. Follow schedule as shown in A-601 and I- 101 with the exception of the following:
Use attached specification 03 35 43 Polished Concrete Floor for finish and application to the following rooms:
1. Room 113 - KIT/VEST ROOM
2. Room 114 - SURVIVAL EQUIPMENT ROOM
3. Room 118 - FLOAT/GLUE TALC ROOM
4. Room 122 - COMM ROOM
Clean and protect existing concrete finish surface of the following rooms:
1. Room 120 - MOBILITY & STORAGE
2. Room 121 - MECHANICAL ROOM
3. Room 123 - ELEC ROOM
