Project Overview and Design

Existing Building

The below descriptions of the existing building were gathered through review of the as-built drawings and through non-destructive site investigations.

The existing 301st Maintenance Squadron (MXS) Building 1656 was originally designed and constructed in 1989 and has not undergone any major renovations. The building contains three sections that include a center high roof hangar with a low roof portion on each side of the hangar.

The original facility was approximately 11,300 sf with the hangar superstructure built of W12 steel columns supporting steel joist girders and steel bar joists. The low roof portions are constructed with 8” reinforced CMU load bearing walls supporting steel bar joists (office, maintenance, and storage areas). Within the hangar, there are two 10’x15’ mezzanine platforms with non-slip grating and live load capacity of 60 psf (per the as-built drawings). The mezzanine platform was constructed of TS10x1-1/2x3/16 beams and TS4x2x1/4 joists at 3’-0” on center supporting bar grating. The elevated platform is supported with one 3” dia. steel pipe column at one corner and 8” reinforced CMU load bearing walls (joists and beams extend into the CMU). The exterior walls of

Naval Air Station, Fort Worth Joint Reserve Base, TX www.cemsengineering.com PO Box 1680 9 3509 Iron Horse Drive Ladson, SC 29456 the entire facility are constructed with 8” reinforced CMU with pre-finished insulated metal panels. All the steel columns and CMU walls are supported by 12”x30” concrete grade beams and drilled concrete piers.

New Work

The new 8’ x 26’ area to accommodate a portion of the men’s locker room will be referred to as the “expansion”, the interior work within the existing spaces will be referred to as the “renovation”, and the new 22’x59’ office/conference area will be referred to as the “addition”.

Expansion

For the new men’s locker room expansion, a 12’+/- opening along with a 40” opening will be cut into the existing exterior load bearing wall. A new 8” reinforced CMU wall on strip footings will be constructed approximately 8’ offset of the existing wall and new 8K1 bar joists will span from the new wall to the existing. To support the existing roof and remaining wall above the new opening, new steel beam members will be bolted to the existing bond beam which contains the existing joist bearing plates for the existing joists. These members will span the openings and be supported by a new steel bracket bolted to the existing wall on one end and existing CMU on the other. To ensure proper load transfer support, the existing walls in selected locations will be grouted and reinforced (see plans for installation details).

Renovation

The renovation will require modifications to some existing 8” CMU walls within the existing office areas to support the new layout. Portions of the existing floor slab will also need to be cut and selectively demolished for installation of new plumbing lines.

The existing mezzanines in the hangar area have been analyzed to establish the load capacity of the steel which will be coordinated with the new mechanical equipment weights. The existing steel framing can support more than double the existing load of the new mechanical unit and live load from maintenance personnel and tools. The anticipated loading is a 50 psf live load from personnel/tools and a 1,200 pound mechanical unit. The mezzanine was then analyzed using a 125 psf working load throughout the platform area, and all steel members were sufficient.

However, although the steel members are sufficient to carry the 125 psf loading, the steel column’s 18” diameter pier must not exceed a 100 psf safe working load. With a 2,500 psf soil bearing capacity per the geotechnical report, the existing 18” diameter concrete pier supporting the pipe column would have a capacity of approximately 4,400 pounds. Therefore, our mechanical design will utilize a unit such that this load is not exceeded.

Naval Air Station, Fort Worth Joint Reserve Base, TX www.cemsengineering.com PO Box 1680 10 3509 Iron Horse Drive

Addition

Although the new and existing structures are to appear to be integral, the approximate 1,550 sf addition will be treated as a separate and independent structure which will have vertical and lateral supporting elements. The roof of the addition will be constructed of new light gauge steel trusses (pitch and extents to match the existing roof) spaced at approximately 4’-0” on center with a galvanized 1.5B22 steel deck diaphragm and topped with the new metal roofing system to match the existing.

New exterior walls of 8” CMU with both vertical and horizontal reinforcement shall be provided to resist out of plane wind and seismic loads. These walls shall be anchored to the foundation with vertical reinforcement. These walls will also be provided with steel bearing plates cast into horizontal bond beams so that the new steel trusses can be sufficiently fastened to the plates to resist all applied loading.

At the interface between the new addition and the existing building, an expansion joint will be provided at the slabs, walls, and roof. The existing foundation of the facility consists of drilled reinforced concrete piers supporting existing reinforced concrete grade beams. Mimicking this foundation will be an expensive route. The new walls will be constructed of less costly shallow strip footings. With the new foundation design differing from the existing foundation design, an expansion joint at the new/existing interface will allow for differential movement.

As a new wall is not being provided directly adjacent to the existing, the truss/roof system of the addition will be provided with an approximate 1” gap. A new continuous steel angle with vertically long–slotted holes will be bolted into the existing grouted cells of the existing CMU wall and fastened to the new truss. This will allow vertical deflection, out-of-plan expansion, but will engage the new angle and fastening for in-plane load transfer to the existing reinforced 8” CMU wall.

All concrete will be normal weight with a 3,000 psi compressive strength. The floor will be a 5” thick concrete slab on grade reinforced with 6x6-W2.0xW2.0 welded wire fabric over a 4” uniformly graded coarse gravel fill. A 10 mil polyethylene vapor retarder will be placed under the slab on grade and over the subgrade. The concrete slab on grade shall have sawed control joints at approximately 10’-0” to 15’-0” on center each way.

The slab will be poured up to the CMU wall with a ½” expansion joint filled with expansion material to allow for differential movement.

Naval Air Station, Fort Worth Joint Reserve Base, TX www.cemsengineering.com PO Box 1680 11

The net allowable soil bearing capacity is 2,500 psf and the wall will be supported on a continuous 28” wide by 12” thick reinforced concrete footing approximately 24” below grade. The 8” reinforced CMU wall will have all cells below grade filled with grout.

Antiterrorism/Force Protection (AT/FP)

It has been determined throughout design that upon completion of the renovation and new addition, the building will be routinely occupied by 8 DoD personnel (the same number as in the existing facility). The new design will not change the occupancy of the facility (will remain low occupancy), nor will the renovation and addition trigger compliance with UFC 4-010-01 in reference to cost because the project costs will not reach 50% replacement value.

Some new glazing may be installed for daylighting but the glazing and supporting structural elements requirements of UFC 4-010-01 will not be triggered due to the occupancy of the building and replacement costs..

Fire Protection Design Narrative

Fire Suppression

The existing facility is protected by three separate fire suppression systems. The hangar bay is protected by a high expansion foam system and a wet pipe sprinkler system. A separate wet pipe sprinkler system protects the offices and supporting areas. A separate 4” riser serves each suppression system. Existing risers are connected to the existing fire water line which is fed by the existing fire pump system drawing from the existing 50,000 gallon water storage tank.

The systems serving the hangar bay will not be affected. The wet pipe sprinkler system serving the offices and supporting areas will be modified and extended to protect the renovation and addition. The fire department connection serving the riser manifold and the electric bell will be relocated due to the building addition. No new fire hydrants are required. Existing fire hydrants are within a 350 foot hose lay around the building and are within 150 feet of the new fire department connection. The existing post indicator valve is approximately 72 feet from building and shall remain.

The wet pipe sprinkler system modifications shall be hydraulically calculated. The addition (Office Space) shall be protected throughout in accordance with design criteria for HC-1 per FM Global Property Loss Prevention Data Sheet 3-26, including the revised Table 2 in FM Engineering Bulletin 04-12.

A hydrant flow test performed by CEMS Engineering on September 1, 2015, yielded the following results:

Static Pressure: 50 psi Residual Pressure: 36 psi Flow: 888 gpm

The sprinkler system demand is estimated as follows:

HC-1: Office Areas Design Parameters:

Density: 0.10 gpm/sq. ft.

Design Area: 1,500 sq. ft.

Hose Demand: 250 gpm Area/Sprinkler: 225 sq. ft.

K-factor: 5.6 Height above grade: 12 ft.

Inside Pressure Loss: 15 psi Outside Pressure Loss: 15 psi (including 12 psi backflow preventer loss)

Naval Air Station, Fort Worth Joint Reserve Base, TX www.cemsengineering.com PO Box 1680 18 3509 Iron Horse Drive Ladson, SC 29456

HC-1 Flow Demand Est. Sprinkler Demand = 0.10 gpm/sq. ft.X1,500 sq. ft.X130% = 195 gpm

Total Demand with Hose stream = 195 gpm + 250 gpm = 445 gpm

HC-1 Pressure Demand

End head pressure: P = (Q/K)2 Q = 0.10 gpm/sq. ft. X 225 sq. ft. = 22.5 gpm

K = 5.6 P = 16.1 psi

Pressure loss for height: Ph = 0.433/ft X 12 ft = 5.20 psi Inside Pressure Loss = 15 psi Outside Pressure Loss = 15 psi

Total Pressure Demand = 16.1 psi + 5.20 psi + 15 psi + 15 psi = 51.3 psi

The hydraulically most demanding portion of the building is 445 GPM at 51.3 PSI. The existing sprinkler system is tied into the Fire Water Line. The existing Fire Water Line is connected to the existing fire pump system. Existing fire pumps are rated for 2,000 GPM at 121 PSI. These supply sufficient water and pressure to the existing sprinkler risers to meet the hydraulically most demanding portion of the building.

Fire Alarm

The building is served by an existing addressable fire alarm system. The main fire alarm control panel is an IntelliKnight Model 5820XL. A separate Potter releasing panel is provided for the high expansion foam system. A Monaco radio transmitter reports fire alarm signals to the base fire department.

The fire alarm system will be modified and extended to serve the renovation and addition. New audible and visual notification appliances will be added as necessary.

Existing devices and appliances will be relocated as necessary to accommodate the renovation.
