325 CESDoes the Contractor have to provide temporary office space during the renovation?Only for its own use. Temporary space for the facility users who will be displaced will be managed by the government
325 CESIt was stated the eyewash station was to stay and not be demo’ed. At site visit it appears the location of the eyewash station will obstruct the new proposed breezeway (more or less be in center).The eyewash station that will ultimately be in the breezeway is to stay.
325 CESAre windows to be replaced? If so, please provide direction on window specifications.Windows are to be replaced to meet the new requirements. Direction is given in the Scope of Work.
325 CESIs the roof to be standing seam metal roof?Yes. See paragraph 2.3 of Appendix A.
325 CESAttachmnet 15 - Item 2: Please provide/show location of asphalt pavement stated.There are no areas requiring asphalt pavement on this project. Attachment 15 was developed when the facility was going to be fully demolished and a new one built. This remodel effort does not require any work road access.
325 CESAre gutters/downspouts required?Yes
325 CESPlumbing fixtures to be replaced or existing to be re-installed after demo? Are they ADA compliant?Replace all plumbing fixtures with new. New fixtures must be ADA compliant.
325 CESElectrical - Since there are new rooms in the floor plan, will we be going back with Romex? Conduit? Is the panel to be reused?Romex is not allowed. All wiring must be within conduit. A new panel is required.
325 CESAre there any base communications in the building?Yes
325 CESHVAC - Will there be any new HVAC specs? Also, will the existing units be reused?The HVAC requirements are spelled out in Section 2.7 of Appendix A. For clarity, there will be three (3) separate HVAC units; one each for Module A, Module B, and the telecommunications room.
325 CESPlease confirm if the existing telecommunications is copper and fiber incoming cabling which currently serves the Pest Management Facility is to be protected in place (reused) or if this cabling is to be replaced? If it is to be replaced please identify the copper and fiber cabling's point of origination (manhole or other building) and if a new pathway is required or if there is spare capacity in the existing pathway (ductbank).All fiber and copper coming in to the existing building is to be protected and reused.
325 CESPlease clarify that RFP intent is to use only VAV systems for HVAC systems. Please confirm if Packaged VAV Roof Top Units(RTU`s) are acceptable in lieu of chilled water systems. Is it acceptable to use split systems (with VAV or without VAV systems) ? Confirm VAV reheat can be electric. Provided civil plans only indicates water lines only. RFP mentions water, electric and gas availability. There seems to be underground gas tanks. Should the RTUs be provided with gas heat? It would be ideal if there would be a brief description of required HVAC system.The intent is not to use only VAV systems. Packaged Roof Top Units (RTU's) are not allowed on Tyndall AFB. Split systems are acceptable. Reheat can be electric. Gas is not available. Our error. No RTU's and no gas heat. In general, there are three HVAC systems; one each for Module A, Module B, and the telecommunications room. The intent is that split units will be sized to meet these needs.
325 CESRFP/6.1.5 General Design Requirements/ B. Design: There seems to be only 65%, 100% draft design and a 100% final design submissions. However, Section B. Design/65% Design mentions 35% design that does not exist. Please clarify.We only need the 65%, 100% draft, and the 100% final.
325 CESThere are 3 rooms labeled as Room 5, Room6 and Room 8. We believe these rooms are Insecticide, Herbicide, Mixing , Washdown rooms – Please provide room HVAC and Plumbing requirements for each room. Attachment A seems have single sheet with all rooms – Insecticide/Mixing/Herbicide/Washdown – with no exhaust requirement, no eyewash station requirement. Please provide room HVAC and plumbing requirements for each space type and room.These three rooms are for storage. The mixing room is really just another storage room. There is no requirement for sinks, water supply/drains, and special exhausts.
325 CESDoes Module A and Module B HVAC and Plumbing fed off of two independent systems since open breezeway splits the modules.No. The intent is to use the existing plumbing.
325 CESDoes the COMM room require a “computer grade dedicated Heat Pump (Split System)”? Appendix A Room requirement for “Mechanical/Electrical/Communications Room/Equipment Repair” are provided on a single room requirement. It can be interpreted that all rooms require Cold Water or Heating and Cooling – which is not true. Please provide room HVAC and Plumbing requirements for each space type. Please provide the heat load in Communication room?No computer grade heat pump required. This is a facility on telecommunications space which will receive signals and distribute in this building only. The restroom/shower is the only room to require cold and hot water. Heating and Cooling is required in all enclosed rooms. Heat gain from the telecommunications equipment here is negligible.
325 CESWe recommend providing heating/cooling to the utility room (restrooms and locker and showers). Confirm that’s required?Yes. This is confirmed.

Qualifications (Sub-Factor 1) Does the QC & Superintendent need to be 2 different people or can the positions be combined into one if they meet all qualifications?Para 4.14 of the SOW states: The Contractor Quality Control (CQC) System Manager and Superintendent shall not be the same person.
