Yes, mass notification system is required in 1134, and the fire alarm panel will need to be located in a conditioned space.

Will the new break‐room/office space be required to meet ASHRAE 90.1 in terms of insulation requirements?
Yes ‐‐ all new construction must meet current UFC, Life Safety Codes, and Building Code requirements, all areas and modifications upgrades of the 1134 must meet Life Safety Codes.
Does this project require a QFPE as defined by UFC 3‐600‐01 and if so, will the QFPE be required at all fire alarm/sprinkler testing?
Yes, the QFPE must be present at all fire alarm / sprinkler system testing, with the base fire personnel.
11 Are flexible sprinkler connections allowed at Tyndall AFB?
The use of flexible sprinkler hose with fittings intended for direct connection to sprinklers must be approved by the DFPE (Judy Biddle) IAW UFC 3‐600‐01, Para. 9‐7.6.8.
12 Does Tyndall AFB require FDC signage above FDC? Provide signage IAW NFPA 13.
13 Will an emergency eyewash be required (if not already installed) in the shop area? No, eyewash installation not required
There is no mention of required HVAC work for the 2nd floor renovation. Is the plan to use the existing system and modify as required? Yes, required for the modification of the break area.
15 Should the range hood be discharged via the wall or the roof? Verify with UFC
16 Does the government have a desired elevator type and is there a specific location for elevator? See updated SOW
17 What is the height and width requirements for the overhang between buildings 1141 and 1144? L 58' x W 31' x H 18' min front elevation

Assuming no heat will be provided in storage area, the sprinkler system will have to be a dry‐type. Will the system be required to be nitrogen filled per UFC 3‐600‐01 Provide sprinkler protection IAW UFC 3‐600‐01/NFPA 13. Dry systems require Nitrogen.

What is the proposed function of the overhang between buildings 1141 and 1144? Is it a covered walkway between buildings, for storage between buildings, or some other function? To give shade to the area.
The Statement of Work (p. 18 or 41) calls for removing a wall in the first floor conference room and the
“modification to hallway for exterior door." The new exterior door is show, but where is the hallway modification indicated on the plan? What is the hallway modification? See drawings
The Statement of Work (p. 18 or 41) calls for a new elevator and refers to the conceptual drawings.
However, no elevator is indicated on the drawings. What type of elevator is required? What size of elevator? What is its function (personnel or materials)? Would a lift be acceptable? See drawings
35 A wall is called out for demolition in the wash rack area; is this wall structural? See drawings
Please provide all available as‐built information for the overall building and the modular structures on the second floor. See attachments
Will the new break‐room/office space be required to meet ASHRAE 90.1 in terms of energy requirements? Yes
Is the equipment for the break‐room to be supplied or is it OFOI? The Statement of Work (p. 18 of 41) says to provide an electrical hookup for a strove, electrical connections for a refrigerator, and ice maker connections, but doesn't indicate who will be providing this equipment. Equipment will be provided by the government.
Is the existing railing around the new break‐room area to remain and the new walls erected inside the railing? Or is the railing to be removed? Will the new walls have any windows into the bay areas? No need for railing. See conceptual drawings

SOW Section 5.5, Mechanical paragraph states, “The contractor shall correct existing fire sprinkler deficiencies in both 1141 and 1144." Please provide the Government's deficiency list for these two buildings. See attachments
SOW Section 5.4 titled, “Building 1142 Modifications”. The first paragraph under that section, however, states, “The facility 1134 function is used to store equipment.” Please confirm which building section 5.4 pertains. Building 1142
In Building 1134 in the area of renovation for the 3 offices and expanded breakroom, there is an existing split system AHU/condensing unit services this area. The SOW is silent as to replacement of this system. Is replace of this split system to be included in the scope of the project? Yes, this space is all new, all new equipment required.
In Building 1134, in the area of renovation for the 3 offices and breakroom, the structure appears to have been constructed after the original Bldg. 1134 was completed. Please provide structural drawings for this area and, or at minimum, provide the floor loading capacity for which it was designed. Refer to as‐builts
Building 1134 has existing sprinkler protection in the storage area under the mezzanine and in the bays. Is it in the scope of this project to confirm that the existing sprinkler protection is adequately designed and to upgrade protection where it is found deficient or is the scope to presume these areas are properly protected? If the scope includes verifying adequate protection for the above areas, please provide a commodity classification to use for the rack storage under the mezzanine and in the bays as well as storage height and racking details in sufficient detail to ensure sprinkler protection is compliant with NFPA 13.
Scope should include a serviceable/compliant system at project's end. Inspection of existing should be included. System designer (QFPE) determines commodity classification. Details requested should be determined by the system designer not the gov't.
The Scope of Work indicates that in areas with exposed sprinkler pipe, the fittings are to be red and the pipe is to match adjacent finish. Is the intent to have red fittings on the fire protection system where the pipe is painted to match the adjacent finishes? No, comply with UFC 3‐600‐01.
The RFP indicates that a PA system is required that is not combined with the MNS and FA system(s). Is the intent to combine the MNS and the PA system or provide a completely separate PA system See updated SOW
Building 1142 contains rack storage. To properly sprinkler protection this facility, it will be necessary to provide the commodity classifications to be used for this area or to provide a product inventory suitable for determining the commodity classification of the storage. See attached drawings
57 Clarify if the Superintendent may be dual‐hatted or triple‐hatted with the roles of QCM and SSHO. Superintendent, QCM, and SSHO must be different personnel

Regarding SOW 1.0 ‐ …The contractor proposal shall include enough information so the government can determine their labor hours, equipment, and material quantities, and material /equipment type(s), proposed will meet the requirements of the SOW. The RFP indicates a single CLIN. Is additional pricing information required? If so, please specify. Lump sum pricing on CLIN 0001 is sufficient
