Contractor questions 1-11 – REVISED 9-14-2022

1. Q. What is the expected location of fire riser, and is there a location planned for tie-in to water supply?
A. The fire riser will need to be carved out of space either out of Mech room 101 or room 117, on the west side of the building. The fire riser room will need to be provided with exterior access.
2. Q. To what extent from the building is drainage management required? Other than the front of the facility between building and sidewalk, all appears to be draining properly.
A. The North side of the facility between the building and the parking lot must be regraded and reconfigured for positive drainage away from the building. The south side of the building may also require attention, as previous attempts to prevent water from entering the building caused
3. Q. According to the asbestos survey, the only area tested for asbestos was flooring. A portion of the scope is to repair damages to the walls, and cut control joints. Is it to be assumed ACMs are limited only to flooring in this space only, or shall we treat unknown areas as ACMs for bidding purposes?
A. The Government believes the walls and ceiling asbestos was removed as a part of the 1986 renovation.
4. Q. Are there any fire/smoke walls in the facility?
A. The as-built drawings do not reflect fire /smoke walls.
5. Q. Will as-built plans be provided prior to proposal due date?
A. Please refer to the as-built drawings from 1954, 1962, & 1986, attached.
6. Q. Are any interior doors to be replaced as part of the scope? Pictures show a few with impact damage and others with water/separation damage.
A. SOO 3. C. ix indicates doors to be replaced.
7. Q. To allow clearances for fire suppression systems, will ceiling height be able to be adjusted if needed?
A. Ceiling heights may be modified as required to accommodate fire suppression, but every effort shall be made to keep the final ceiling height as high as possible and must stay above code minimums.
8. Q. Will attic space need to have fire suppression?
A. The 1986 As-Built drawings indicate a wood truss roof structure was installed. Yes, the attic will need fire suppression.
9. Q. In reference to the ADA requirements for Restrooms, is the expectation to have multi-user or single-user restrooms?
A. Please reference the Architectural Barriers Act (ABA) for all Accessibility requirements. It is intended to maximize the fixture count in all spaces while meeting current ABA requirements. If the most recent edition of the IBC requires additional fixture than can be

12 September 2022 accommodated in the existing area, then adjacent storage space may be reconfigured to accommodate ABA requirements.
10. Q. If multi-use restrooms are the final expectation, how many water closets are expected?
A. The fixture count should meet current edition of IBC business fixture count requirements.
Contractor may be required to expand the restrooms to meet codes and required fixture counts.
11. Q. It is recommended that existing toilets and flush valves be replaced with new.
A. SOO 3. a. requires the removal of existing fixtures. SOO 3. C. 4. Is in error. Plumbing fixtures and flush valves should be all-new.
