Clarifying HVAC Preventive Maintenance Questions:
1. Q: Going through the new chiller list that was attached yesterday, I do not see some of the chillers we looked at. The first (2) chillers we looked at on the walk through do not appear to be on the list. These were the large magnetic bearing chillers for the dorms with the (2) colling towers behind them. Do these need to have maintenance on them or are we not required to perform the maintenance?
A: Yes, they need to have maintenance on them. An updated equipment list has been provided to now include these.
2. Q: Can you please revise the equipment list to include the equipment in Appendix B? To include the location, how many of each (AHU, Chillers, Heat Exchangers and Water Strainers).
A: Heat Exchangers are onboard all AHUs, ERVs, ERAHUs, and RTUs listed on the HVAC List – Appendix, and on all Chillers listed in Hurlburt Field – Chiller Equipment list. The number of Heat Exchanger coils depends on the size and configuration of the unit. The specific number of Heat Exchanger coils is not available, in greater detail than the number of Chillers and AHUs, etc. Again, the HVAC Preventive Maintenance contract will only include Condenser Heat Exchangers onboard the Chillers, NOT the Evaporator Heat Exchangers for the Chillers. Exhaust Fans listed do not inherently have Heat Exchangers.
The heading “Heat Exchangers (Additional Notes.)” in Appendix – B, is only included to provide additional guidance specific to Heat Exchanger coils, not to make a separate group of equipment.
The Water Strainers are at the return to each Chiller, and each Chiller has 1 to 2 Chilled Water Pumps per system. For now, we would limit the Water Strainer maintenance to those locations. Typically for Chiller and AHU maintenance the strainers are cleaned at each Chiller, each Chilled Water Pump, and each AHU. If this maintenance is looked at as a separate line item, then we would limit it to Chillers and Chilled Water Pumps.
Unfortunately, our data in the system for Chilled Water Pumps is not accurate enough to pull reliable numbers and locations out of Builder data.
