About this file
This document is a Sequence of Operations exhibit for the Anchor Bay School District detailing comprehensive building automation system (BAS) control specifications for HVAC equipment. The exhibit establishes standardized operational parameters and control sequences for various heating, ventilation, and air conditioning units including variable air volume (VAV) air handling units, rooftop units, fan coil units, blower coil units, and terminal equipment. The document specifies comfort standards with occupied heating setpoints of 68–70°F and cooling setpoints of 74–76°F, with different parameters for unoccupied periods, setback modes, and special spaces such as gymnasiums, kitchens, server rooms, and athletic facilities. Operational schedules vary by building type, with elementary schools operating from 6:00 AM to 4:30 PM, middle and high schools from 5:30 AM to 6:00 PM, and administrative buildings from 7:00 AM to 5:00 PM, all with event-driven overrides and setback provisions. The document outlines 11 primary equipment categories with detailed control programs, control devices, and operational sequences for both occupied and unoccupied cycles, including provisions for morning warm-up, optimal start, economizer functions, demand control ventilation, freeze protection, smoke detection, and emergency shutdown procedures.
The controls contractor must confirm all setpoints and schedules with Anchor Bay School District's facilities and energy policy prior to implementation. The specification emphasizes energy efficiency through multiple control strategies including supply air reset, static pressure reset, enthalpy economizer operation, CO2-based demand control ventilation with 75 ppm increase and 50 ppm decrease thresholds, and occupancy stand-by cycles that disable minimum ventilation settings during non-occupancy periods. The document mandates a 2°F deadband between heating and cooling setpoints to prevent simultaneous operation and establishes low-limit mixed air temperature maintenance at 65°F during fan motor off periods for most units. Critical safety features include freeze protection thermostats that stop fan motors and close outside air dampers when discharge air temperatures drop below 35°F, smoke detection integration, high-limit static pressure sensors set at 5 inches water column, and condensate overflow switches for units with cooling coils. The specification applies to all mechanical systems serving the district's school buildings and administrative facilities, establishing consistent operational standards across the property portfolio.

Notes:
• BAS (Building Automation System) to have a 2°F deadband between heating and cooling to prevent simultaneous operation.
• Pre-occupancy warm-up/cool-down periods (1–2 hrs before occupancy) bring rooms to setpoint before students/sta9 arrive.
• Setback periods engage automatically after the last scheduled occupancy each day, and during weekends, holidays, and summer recess, except in humidity- or freeze-sensitive spaces.
• Individual room overrides (via BAS scheduling) should be time-limited (e.g., 2–4 hours) for after-hours events to avoid full-building setback release.
